We work side by side with our Team Members in the Property Development group by leveraging continual collaboration throughout the life cycle of each project. Position Summary
The Real Estate Manager plays a strategic role in identifying and acquiring prime locations for new Life Time Athletic clubs and Health Way of Life mixed-use developments across the Mid Atlantic and East Coast regions. Based out of Life Time's Corporate Headquarters in Chanhassen, MN, this individual partners closely with architecture, construction, legal, operations, and development teams to ensure the successful opening of each new club.
Key Responsibilities
Site Strategy & Market Analysis
- Visit target markets and develop strategic deployment plans for new locations
- Conduct market studies and trade area analyses to guide site selection
- Monitor active trade areas for future development opportunities
Broker Network & Site Evaluation
- Build and maintain relationships with brokers to identify viable land opportunities
- Evaluate potential sites based on demographics, accessibility, utilities, land conditions, and strategic fit
- Identify and pursue sites that meet Life Time's investment and development benchmarks
Planning & Stakeholder Communication
- Draft comprehensive business plans detailing market potential for Board of Directors approval
- Analyze local competition, amenities, and membership trends in surrounding areas
- Conduct site visits with senior leadership to secure executive approval
Negotiation & Development Process
- Negotiate Letters of Intent, purchase agreements, and lease terms
- Facilitate civil engineering, site planning, and entitlement processes
- Oversee disposition of excess properties when necessary
Qualifications
Education
- Bachelor's degree (required)
Experience
- 5-8 years of experience in real estate analysis and site acquisition
- Minimum of 2 years in a management role
Licenses & Certifications
- None required
Skills & Competencies
- Strong multitasking and problem-solving abilities
- Proficiency with standard office tools and software
- Exceptional written and verbal communication skills
- Sound understanding of real estate finance and development
- Ability to draw insights from data and recommend actionable solutions
- Excellent project management skills in fast-paced environments
Work Environment & Physical Requirements
- Primarily office-based with frequent travel
- Regular tasks include: standing, walking, sitting, typing, communicating, and reasoning
