Job Description

Peterson Mechanical provides pre-construction, pre-fabrication, custom fabrication, design/build and plan/spec. solutions for San Francisco, Oakland, Sonoma, Solano, Marin, Napa and the surrounding areas.

Job Summary:

The Project Manager plans, coordinates, executes and maintains effective construction organization utilizing the necessary engineering, labor, equipment, materials, tools, subcontracted services and other Company resources to perform the scope of the contracted work on high rise residential, commercial and industrial plumbing/piping/HVAC projects within budget and time schedule.

Essential Duties and Responsibilities:

Financial

1. Prices & submits change order requests

2. Prepares billing and attend billing meetings

3. Establishes budgets and manages all budget items

4. Prepares payment tracking and labor tracking reports

5. Chooses project vendors by cost

Scheduling & Tracking

1. Prepares labor tracking for Field and Detailing

2. Provides project schedule to Field and Detailing and establish Detailing Plan

3. Coordinates and plans project priorities with General Contractor

4. Makes project level commitments, ensures commitments are met

Deliverables

1. Prepares and provides submittals prior to detailing turnover meeting

2. Updates submittals and keeps all current

3. Issues material request for equipment and fixtures (Detailing Review)

4. Writes and submits RFIs with Detailing and identify costs. Identifies constraints with AEC Team

5. Manages Contract Drawing log and distribution on the Ipad

6. Issues subcontracts

7. Prepares and submits commissioning documents

8. Addresses warranty issues

9. Posts project audit

10. Manages O & M preparation and submittal

Communications

1. Heads the turn over package meetings to Detailing and Field

2. Ensures teams are trained for Peterson Mechanical processes and safety trained

3. Makes political decisions benefitting Peterson Mechanical

4. Manages and assists in resolving design issues in house and with other stakeholders

5. Attends AEC meetings

6. Confirms teams have current contract documents and RFIs

7. Schedules input to General Contractor

Non-Essential Job Duties:

1. Requests materials and equipment; negotiates price and resolves issues

2. Issues material request for rough material

3. Ensures shop drawings match contract set

4. Tracks and logs T&M work

5. Assists with technical & operational issues

6. Managers Shop Drawing log and distribution on the Ipad

7. Confirms Foreman has current spools sheets

8. Tracks hour budget for Field and Detailing

9. Schedules and tracks Rentals. Manages and tracks specialty tools

Essential Qualifications:

1. HS Diploma or equivalent with 5-6 years of experience working in the construction industry or BS in Engineering or Construction Management with minimum of 2 years' experience

2. Knowledge of commercial and industrial HVAC systems

3. Ability to interpret computerized data

4. Computer literacy in Outlook, Excel and Word and Blue Beam

5. Excellent verbal and written communication skills; ability to effectively communicate with all stakeholders

6. Strong attention to detail

7. Ability to travel throughout Bay Area

Preferred Job Qualifications:

1. Working knowledge of AutoCAD and Microsoft Project

2. Knowledge of design, building, mechanical code

ADA Specifications:

Sitting for prolonged periods required. Occasional standing and walking required. Manual dexterity required for computer work. Occasional lifting of up to 25 lbs required. Office work environment as well as construction site environment. Some exposure to loud noise on construction sites at times. Reasonable accommodations will be made available.
