JOB SUMMARY
Performs semi-skilled work in plumbing, electrical, HVAC, and carpentry as well as contributes to ongoing preventive maintenance programs. Semi-skilled work includes minor alterations and repairs when specialized knowledge and equipment are not required. Additionally assists professional skilled craftsmen with repairs, installations and alterations. Conducts regular inspections as assigned. Requires communication with University employees, visitors and students as a member of the Facilities Department.
ESSENTIAL FUNCTIONS OF THE JOB (provide list of items which are essential to effective outcomes in this role):
- Completes assigned repair/maintenance requests. As needed, inspects job and works with supervisor to determine what materials, tools, and equipment are needed to complete the project. Appropriate completion of paperwork is required.
- Available for assigned on-call rotation cycle. Responds to emergency calls involving loss of utilities, and/or equipment system failure; calls for additional support as needed.
- Performs required inspections of campus facilities as assigned. Notes and/or repairs as needed any structural or equipment system conditions needing attention. For instance, damage to paint or walls, damaged ceiling, or floor tiles, leaking water or gas pipes and fixtures, malfunctioning heating, air conditioning, burned out lights, etc.
- Under the direction of a professionally skilled/certified technician, installs/reroutes breaker panels, installs new circuits, light fixtures, junction boxes, flexible and fixed conduit, installs ground fault circuit interrupters, installs motion detectors and sensors, analyzes and makes appropriate repairs of equipment control panels with all installations meeting local and NEC code requirements.
- As assigned, will perform routine semi-skilled preventive maintenance.
- Assists with skilled maintenance operations on mechanical and/or structural systems, such as, boilers, furnaces, air-conditioners, air handling equipment, doors, windows, floors, ceiling tiles, sinks, roof leaks, floor drains, electrical switches and receptacles, etc.
- Completes semi-skilled repairs, in the carpentry trade, as assigned.
- Performs semi-skilled repair and replacement of plumbing fixtures, valves, traps, etc.
- Will work closely with the Grounds/Custodial/Security Departments and assist as needed.

Qualifications
REQUIRED EDUCATION: (education based on essential job duties and requirements consistent with business necessity):
High School Diploma or equivalent required.
REQUIRED EXPERIENCE: (experience based on requirements in role and are consistent with business necessity)
Prior semi-skilled maintenance experience.
ADDITIONAL ELIGIBILITY REQUIREMENTS: List required and/or preferred certification, industry specific requirements, required or preferred use of equipment, and all necessary job skills, abilities, and knowledge competencies) Provide a list of items below:
- Must have a positive work attendance.
- Ability to work with minimum supervision, read and follow written and oral direction
- Must be available for an on-call rotation schedule, overtime, and weekend schedules.
- Semi-skilled experience in carpentry, electrical, HVAC and plumbing.
WORKING CONDITIONS (Physical attributes required to perform job duties with or without reasonable accommodation - examples: sitting, lifting #, bending, driving, environmental factors or elements, noise level, stairs in a building, or other factors that will affect working conditions). - Will work in a variety of environments and climatic conditions; regularly exposed to extreme cold and extreme heat.
- Must have flexibility to work evenings and weekend hours, and the willingness to work overtime as necessary.
- While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms and stoop, kneel, crouch, or crawl. Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception and ability to adjust focus. Move heavy equipment and operate power tools, lift up to 50 pounds, go up and down stairs, perform multiple tasks simultaneously. Must have agility and dexterity to work in small spaces, on ladders or elevated platforms.
