Job Description

Position Summary:

Necco has an opportunity for a career as Independent Living Apartment Specialist. This role will add the most value improving operational efficiency, reduce financial risk, and manage ongoing apartment maintenance. This role plays a critical part in ensuring our independent living facilities are cost-effective, well-maintained, and compliant with all standards and regulations.

The candidate selected will be responsible for the following:

Lease & Property Management

  • Proactively manage apartment lease agreements, negotiating favorable terms for the company
  • Develop and maintain standardized processes for lease signings, renewals, and terminations
  • Establish company standards for apartment rentals
  • Conduct annual rent comparison (comp) studies
  • Seek and cultivate new partnerships with landlords aligned with organizational standards

Maintenance & Operational Efficiency

  • Develop and maintain a system to track maintenance requests to ensure timely and cost-effective completion
  • Collaborate with the Finance Department to optimize vendor contracts related to housing
  • Negotiate updated lease terms as needed based on program or market changes

Compliance & Risk Mitigation

  • Manage apartment compliance requirements, including fire inspections, landlord approval letters, and renter's insurance
  • Ensure properties meet internal and external safety standards

Position Qualifications

  • High School diploma or equivalent (required)
  • Two years of experience in facilities management (preferred)
  • Valid driver's license and 100/300/100 required auto insurance coverage
  • Basic Computer Skills along with the ability to learn new skills and/or programs
  • Excellent Written, Oral Communication, and Organizational Skills
  • Successful completion of all required criminal background checks
