POSITION SUMMARY
Empire State Realty Trust (ESRT) is seeking a dynamic Project Manager. This pivotal role will report to the Director of Projects. The Project Manager will play a crucial role in collaborating with Property Management and Leasing teams. Key responsibilities include the development of project strategies, meticulous budgeting, precise scheduling, and providing comprehensive support throughout the project execution phase.
RESPONSIBILITIES
- Manage capital improvement (Capex) / tenant installation (TI) work:
- Lobby restorations and renovations
- Storefront renovations and replacements
- Corridor / toilet room rehabilitations
- Exterior maintenance: Local Law 11, roofs, facades, windows, etc.
- Building systems: HVAC, electric, plumbing, sprinklers, etc.
- Pre-built units, built to suit units, and oversight of tenant performed construction
- Supervise Capex / TI design & construction:
- Planning
- Design development
- Budgeting
- Proactive value engineering
- Scheduling
- Execution
- Budgets:
- Preparation and compliance of annual and 10-year plans and budgets with property management and leasing
- Monthly reforecasts and cash flow
- General Responsibilities:
- Manage design development process and project planning and supervise consultants and contractors
- Written and oral tenant communications: kick-off meetings, approval of tenant extras, advance and final notices of possession dates, tenant delay notices, etc.
- Project execution, field supervision, and quality control
- Supervise competitive bidding, contract administration, and compliance
- Job cost accounting, reporting, and cash flow review
- Define and implement best practices procedures and compliance

REQUIRED SKILLS / ABILITIES
- A strong working knowledge of accounting and financial reporting, budgeting, scheduling and contract administration as they relate to project management using Procore, Yardi and MS Project platforms
- Staff management experience
- Experience in commercial office design & construction preferred
- Excellent oral and written communication skills, professional manner, and computer literacy
- Ability to handle multiple Capex and TI projects
- Highly organized with strong analytical skills
- Fluency in MS software: Outlook, Word, Excel, PowerPoint
- Knowledge of and experience with software-based tools for project management and cost accounting: Procore, Yardi, MS Project, Plan Grid, Blue Beam
EDUCATION & EXPERIENCE
- Bachelor’s degree from an accredited institution in Architecture, Engineering, or Construction Management strongly preferred
- Minimum of 15 years of progressively responsible experience in managing design and construction of multiple Capex / TI projects
PHYSICAL REQUIREMENTS
- Prolonged periods of sitting at a desk and working on a computer
- Must be able to lift up to 15 pounds at times

$175,000 - $200,000 a year
Salary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications. In addition to your base salary, ESRT provides discretionary annual bonuses.
