We are seeking a Senior Associate, Retail Leasing who will report to the Senior Vice President, Retail Leasing in Brookfield Properties, Office Division. The role will consist of active leasing engagements as well as development and acquisitions input. The candidate should have a strong background in leading the leasing of new and/or redeveloped retail projects and urban street retail stores. The candidate should also be motivated to keep informed on regional and national restaurant, fashion, and wellness trends.

Role & Responsibilities:

  • Identify and cultivate new and emerging tenant relations and actively identify retailers (restaurants, QSRs, soft/hard goods, and services, among others) to fulfill merchandising vision and plan for assigned asset(s)
  • Use existing national retailer relationships to expand "open to buys": to meet or exceed leasing objectives at assigned asset(s)
  • Partner with retailers to understand their core consumer and the internal and external contributing factors and analytics
  • Develop merchandising plans and aggressive leasing strategies to achieve goals and increase property NOI
  • Strategically focus retail-leasing on key categories and spaces to complement targeted sales efforts for Mixed-Use components (i.e., office and residential)
  • Deal-making: negotiate deal terms and leases. Follow deal through execution and store opening
  • Identify opportunities for improved performance at properties that are being transformed through re-development or renovation
  • Create income and value for the company through knowledge of consumer and trends in both retail and real estate.  Maintain in-depth knowledge of local area competition
  • Responsible for ongoing budgeting/forecasting and negotiating business decisions
  • Spend ample time on-site to conduct tours and meet with retailers
  • Proactively manage retail lease amendments and renewals within the retail portfolio.
  • Provide status updates to Executives, Development, and Finance teams
  • Communicate tactfully, skillfully, and persuasively with third-party brokers; ownership entities; prospective and existing tenants; and local, regional, and corporate employees of various levels
  • Prepare deal and lease request packages for approval. Maintain regular communication with all departments, including legal, tenant coordination, construction, accounting, operations, and asset management
  • Work closely with in-house Construction and Development teams from schematic design to project completion on base building, tenant spaces (renderings and LODs), and common areas. Work with Asset Management to track occupancy and new store openings and collaborate with Marketing team on leasing materials

Your Qualifications:

  • 5-7 years of relevant experience
  • Can provide a detailed deal sheet
  • Has extensive local and national retailer relationships
  • Knowledge of merchandising, deal structures, lease terminology and negotiation skills
  • Self-motivated individual who takes personal ownership of the properties and exercises independent judgment while also being a team player
  • Strong communication, quantitative, sales, and time management skills
  • Proficient skill set in Microsoft Suite and Leasing Management Systems
  • Bachelor's Degree in related field

Compensation & Benefits:

Salary Type:Exempt

Pay Frequency: Bi-weekly

Annual Base Salary Range: $145,000 - $175,000

Medical & Pharmacy Coverage: Yes, under Brookfield Medical Plan

Dental Coverage: Yes, under Brookfield Medical Plan

Vision Coverage: Yes, under Brookfield Medical Plan

Retirement: 401(k)

Insurance: Employer-paid life & short/long term disability
