Job Description
Job Title: Maintenance Mechanic
Pay Range: $37.00 - $44.00/hour
Reports To: Facilities Director
Job Summary
We are seeking a skilled General Maintenance Technician with expertise in Heating, Ventilation, and Air Conditioning (HVAC) systems. The ideal candidate will be responsible for maintaining, repairing, and installing HVAC systems to ensure optimal performance and energy efficiency. This role requires a strong understanding of electrical and mechanical systems, as well as the ability to perform general maintenance tasks as assigned.
Key Responsibilities
- Inspect, maintain, repair, modify, and install HVAC equipment, including refrigeration and air conditioning compressors, condensers, chillers, water cooling towers, air-handling units, fan coil units, pumps, and pneumatic and digital controls systems.
- Conduct regular preventive maintenance inspections of HVAC systems, including natural gas boilers, hot water heaters, electrically operated air conditioning equipment, and make necessary adjustments or repairs.
- Troubleshoot HVAC system issues, ensuring timely and effective follow-through to completion.
- Read and interpret blueprints, schematics, and technical manuals to understand system layouts and specifications.
- Adjust system controls to recommended settings and test the performance of HVAC systems to ensure optimal operation.
- Compliant handling of refrigerants, system refrigerant evacuations, and refrigerant charging.
- Ability to safely perform copper piping soldering and insulation.
- Document all maintenance and repair work performed on HVAC systems.
- Comply with all safety policies and procedures when carrying out work.
- Communicate effectively with co-workers, residents, and supervisors to explain the work done and provide maintenance tips.
- Order and maintain inventory of HVAC supplies and equipment.
- Perform general building maintenance tasks, such as lamp replacement, simple construction, wiring, door and window hardware, wall-hung fastening hardware, repair of overhead doors, and general plumbing fixtures.
Requirements
Minimum Requirements
- High school diploma or equivalent; technical or vocational training in HVAC systems preferred.
- Minimum of 3 years of experience in HVAC maintenance and repair.
- Strong knowledge of HVAC systems, including refrigeration, air conditioning, heating, and ventilation.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Excellent troubleshooting and problem-solving skills.
- Strong communication and customer service skills.
- Ability to work independently and as part of a team.
- Valid driver's license and reliable transportation.
- EPA certification for handling refrigerants is a plus, or the commitment to obtain within 1-year of employment.
- Understanding of the National Electric Code (NEC) a plus.
Physical Requirements
- Ability to safely lift and carry heavy equipment and materials.
- Ability to work in confined spaces and from heights.
- Ability to stand, walk, and bend for extended periods.
Work Environment
- Work may be performed indoors and outdoors, in various weather conditions.
- Occasional exposure to loud noises, dust, and fumes.
