The Estimator / Project Manager plays a pivotal role in leading multi-trade HVAC heavy construction projects with direct-to-owner turnkey accountability. The ideal candidate must demonstrate a deep understanding of estimating and client engagement, while also excelling in field operations, team mentorship, and safety compliance.

Duties Include:
- Lead quoting, negotiation, planning, organization, and coordination of all Full Scope Construction Management Projects and change orders, ensuring alignment with corporate profit targets and project specifications.
- Develop and manage comprehensive project timelines, allocate resources effectively, and prepare detailed cost estimates and budgets
- Schedule projects based on client requirements and superintendent availability; collaborate with site supervisors to oversee daily field operations, ensuring adherence to quality standards and construction plans
- Partner with field operations to ensure timely and accurate communication of project documentation, supporting efficient labor planning and execution.
- Maintain close coordination with the department management team, controller, and billing team to resolve issues related to accounts receivable.
- Foster cross-departmental collaboration to support the success of all MAXAIR divisions.
- Work closely with department managers and the president to advance corporate goals, mission, and vision.
- Manage administrative records and controls to safeguard corporate and client interests, including timely invoicing, submittals, shop drawings, and project closeout materials.
- Address customer concerns and complaints promptly and professionally; serve as the primary liaison among clients, architects, engineers, contractors, and other stakeholders.
- Collaborate with trade partners and suppliers to evaluate pricing, performance, reliability, and availability; oversee hiring and coordination of subcontractors and field personnel.
- Execute additional responsibilities as assigned by the department management team.
- Oversee all projects to ensure exceptional customer service, optimal resource utilization, and achievement of departmental strategic and budgetary objectives.
- Conduct sales calls to support new business development for the construction department.
- Evaluate vendor and subcontractor proposals for compliance with project requirements and specifications; ensure competitive bid coverage and act in the client's best interest by securing multiple bids per scope division.
- Develop conceptual scopes of work and preliminary pricing to align with client expectations and project objectives.
- Conduct site surveys for potential projects and identify optimal solutions to support accurate and competitive pricing.
- Coordinate permitting and inspection processes to ensure compliance and maintain project schedule integrity.
- Collaborate with project managers, coordinators, and service departments to optimize field technician scheduling and resource utilization.
Job Qualifications
- Five or more years of combined practical and academic experience in the field of construction, with at least 1 year of it in a construction / project manager or estimator capacity.
- Ability to successfully direct and coordinate the requirements of the customers, employees, outside suppliers, delivery schedules, and subcontractors.
- Ability to interact with and negotiate contracts with clients.
- Ability to negotiate with trade partners, suppliers and vendors to ensure prompt and timely delivery at the lowest possible price.
- Ability to identify, assess, and mitigate potential risks to project success.
- Strong verbal and written communication skills to collaborate with diverse groups and report on project status.
- Excellent leadership and supervisory skills to motivate employees to higher achievements and to keep the company morale high. Ability to lead and motivate teams, delegate tasks, and manage complex projects effectively.
- Skill and ability in promoting and selling projects and contracts on the phone and face to face.
- Ability to comprehend and implement federal, state, and local governmental laws, building codes and regulations. Ensure the construction work adheres to all legal requirements, building codes, and safety regulations, implementing safety protocols to prevent accidents.
- Current valid driver's license.
- Ability to represent MAXAIR at industry related social activities.
- Familiarity with the following computer programs; Excel, Word, Access, Outlook, Scheduling Software and Job Cost Accounting software.
- Ability to pass a pre-employment drug screening and participate in drug free workplace program.
- OSHA 30 Certification
