Sompo has a unique opportunity for a Facilities and Real Estate AVP in our Facilities team.
Location: This position will be based out of our New York City office and will require travel as needed to our offices in Morristown, NJ and Conshohocken, PA. We strive for collaboration which is why we offer a work environment where our employees thrive and develop long lasting careers.

What you'll be doing:
Develop and administer facility operational expense and capital budgets for assigned area(s) of responsibility including recommending long-range plans for growth, space efficiency and capital expenditures
Management and training of facilities staff
Management of capital improvement projects, new office build-outs or refurbishments
Track projects, review work of contractors, and coordinate activities to close out projects upon acceptable completion of work and within budget
Work with architects, general contractors and other vendors as required to complete design and construction build-outs
Work closely with our office landlords and property management teams to ensure our office space is maintained and serviced in accordance with our lease
Collaborate with Procurement to maintain, develop and evaluate new and existing contracts
Work with Legal to ensure real estate leases and contracts are properly reviewed
Oversee and manage our external vendors
Oversee management of corporate and local accounts to ensure vendors are meeting Service Level Agreements
Review cleaning crew contracts to ensure service level agreements are being met and offices are be maintained appropriately
Bistro vendors - ensure we are providing consistent catering, inventory and stocking of our kitchens
Ensure office supply vendors are providing pricing and service that is in accordance with our contracts
Develop, implement and enforce departmental policies and procedures
Maintenance of enterprise Business Continuity Planning and Disaster Recovery
Travel as needed and required, in particular to our offices in Morristown, NJ and Conshohocken, PA.
What you'll bring:
Minimum of 5-7 years of experience in a Facilities Management or Administrative role
Sound understanding and experience with real estate processes, transactions and commercial property issues
Strong customer service, team building and conflict management skills
Experience and knowledge reading space plans, working with contractors, and project management of office build outs
Demonstrated confidence and tact in dealing with all levels of management, business associates, and outside vendors
Demonstrated space planning and design skills
Proven record of accomplishments within appropriate time frames
Solid understanding of IT infrastructure and how it incorporates into the office environment
A history of working within budgetary guidelines or projects and knowing how to effectively "value engineer" dollars out of a project when necessary
Salary Range: $125,000 - $165,000 Actual compensation for this role will depend on several factors including the cost of living associated with your work location, your qualifications, skills, competencies, and relevant experience.
