GENERAL DESCRIPTION OF POSITION
- Performs skilled work in maintaining, operating, and repairing of all campus buildings and facilities. Inspect, repair, install, and maintain physical facilities requiring skilled mechanical and trade work. Performs work in the inspection, repair, construction and documentation of all work, systems, and hazardous conditions pertaining to HVAC units and their control systems.
- Responsible for maintaining and repairing all HVAC/Refrigeration equipment and controls in all campus buildings. Includes all boilers, chillers, heat pumps, packaged units, cooling towers, VAV/VVT units, steam systems and refrigeration equipment. Responsible for operation, calibration and maintenance of all building control systems, including pneumatic, electric and DDC. Knowledge in Niagra, Mitsubishi, Pelican, Johnson, Compass and Daikin controls is preferred.
- Will maintain detailed logs of all preventive maintenance and repair activities. The emphasis is on preventive maintenance.
ESSENTIAL FUNCTIONS/MAJOR RESPONSIBILITIES
- Respond daily to safety and emergency situations regarding students, faculty, and staff.
- Replace all air filters and fan belts on a scheduled basis.
- Scheduled inspection, adjustment and calibration of all equipment and controls as per manufacturers' recommendations.
- Respond to comfort complaints (i.e., too hot, too cold, odors, etc.).
- Maintain preventive maintenance logbook and services histories on each piece of equipment.
- Annual calibration of all pneumatic controls.
- Clean and service all kitchen refrigeration equipment as needed.
- Keep all other engineers and campus community informed of work being performed that may impact their living, teaching, or work area.
- May lead or instruct other workers as required.
- Ability to work with outside contractors following all University procedures and reporting procedures.
- Operate hand and power tools in a skilled manner; fabricate material and equipment.
SECONDARY FUNCTIONS
- Perform other related duties as required by the Facilities Engineering Supervisor, Lead Engineer or Director of Facilities and Safety Management.
- Perform other related duties as assigned.
