Job Description
Land Acquisition Representative
We are seeking an experienced Land Acquisition Representative with a strong background in land sourcing, zoning analysis, and development feasibility. This role focuses on identifying and securing small parcels and infill lots for new construction, redevelopment, and density-increase opportunities.
The ideal candidate understands how to uncover undervalued land, evaluate development potential, and structure profitable acquisitions from initial research through closing.
Requirements
Key Responsibilities
Land Sourcing & Research
- Identify and source small parcels and infill sites suitable for development or resale
- Target opportunities for rezoning, subdivision, redevelopment, or density increases
- Conduct land research using GIS tools, parcel maps, zoning codes, tax records, and municipal plans
Feasibility & Due Diligence
- Analyze zoning, land use, and highest-and-best use
- Review utility access, environmental constraints, setbacks, wetlands, and site limitations
- Coordinate with engineers, surveyors, planners, and municipalities to confirm feasibility
Acquisition & Negotiation
- Contact landowners directly to assess interest and negotiate purchase terms
- Prepare acquisition summaries and support contract execution
- Manage due diligence timelines from offer acceptance through closing
Market & Stakeholder Relations
- Track zoning updates, infrastructure expansion, and market trends
- Build relationships with municipalities, planning departments, engineers, and development partners
- Present viable land opportunities to investors, builders, and internal stakeholders
Qualifications
- 3+ years of experience in land acquisition, land development, zoning, or land-use research
- Proven ability to source and evaluate land opportunities
- Strong understanding of zoning, entitlements, density calculations, subdivisions, and feasibility analysis
- Ability to interpret plats, surveys, parcel maps, and municipal planning documents
- Excellent negotiation, communication, and organizational skills
- Self-motivated with the ability to manage multiple active deals
