Job Description:

This position is responsible for the maintenance of the Residential Halls and Apartments on Campus. As the foreman, this position will supervise the following craft personnel: painters, carpenters, maintenance repairer masters, plasterers, electricians, plumbers, and locksmiths. In addition to contractors for outside maintenance services, supplemental labor, and equipment rental. This position also works on special projects as assigned by Maintenance Managers or Directors, including but not limited to supervision of HVAC in-house or contract projects.

Job Responsibilities

Manages, administers, coordinates, and supervises up to ten positions made up of plumbers, electricians, carpenters, and maintenance repair masters. Examples of duties are: prepares time sheets, approves and coordinates applications for leave, dispatches work assignments to employees, evaluates employees' work performance, trains employees on new applications, follows up on employee productivity, if necessary, uses progressive discipline when employee performance is unacceptable. (30%)

Inspects buildings, grounds, and equipment to determine need for various types of repairs or maintenance work. Evaluates and makes recommendations on replacing equipment. Works with Property Management to locate used equipment and is responsible for annual property management equipment inventory. Monitors and audits fuel usage. Contacts vendor to arrange for delivery and pick up of equipment, audits invoices for accuracy, and ensures costs stay within budget. (20%)

Monitors construction work being done by outside contractors. Monitors the weekly construction schedule when utility outages are needed, and makes sure the necessary personnel and resources are there. Audits workmanship for quality and notifies the project manager of any discrepancies. (10%)

Manages, administers, coordinates, and supervises Supplemental Manpower. Make arrangements for supplemental labor to be available when needed, dispatches work assignments to supplemental employees, evaluates their performance, audits invoices for accuracy, and ensures costs stay within budget. (10%)

Manages, administers, and coordinates material orders. Prepares material order forms, places University Stores orders, works with University Stores to ensure appropriate levels of materials are stocked, and makes arrangements to have materials delivered directly to the job site when feasible. Prepares specifications for material not stocked by University Stores to be submitted to Purchasing and places orders via LaCarte Card, a credit card procurement system. (10%)

Maintains records on work orders, manpower requirements, materials, equipment, etc. Tracks the cost of work orders and ensures costs stay within budget constraints. Maintains detailed supplemental manpower records that track the number of people and hours they work on each work request. Maintains records by building, of when services were provided and what materials were used. (10%)

Manages, administers, and coordinates safety program. Conducts a monthly safety meeting and maintains records on attendance, subjects covered, and looks for teaching aids that make the safety meetings more effective. Review all accident reports and follow up with the employee on proper procedures on how to prevent accidents in the future. (5%)

Consults with Residential Life & Facility Services staff on budget issues, personnel situations, contract specifications, planning & scheduling information, statistical information, work priorities & advises solutions to problems that occur. Performs other related duties such as assuming the duties of other department staff who are on leave, and being available for emergency situations. Promotes goodwill through public relations efforts such as visits to individual customers who have requested services and coordinates the activities of the department with interrelated activities of other departments. Other duties as assigned. (5%)

1)This position requires a valid driver's license, will require an MVR, and is subject to drug screens per PM-33/PS-67/FASOP HR-04.

2)This position is considered emergency essential and may be required to report to campus in times of emergency and/or closure per PS-18.

3)This position is classified as a safety and security-sensitive position. These positions are subject to drug screens per PS-67/FASOP HR-04.

4) This position will require a physical evaluation based on the physical demands required.

Minimum Qualifications

Two years of the required experience for the following minimum qualifications must have been on-the-job experience:

Four years of experience in the building construction trades; maintenance or repair of mechanical equipment; building construction; building maintenance; or construction, maintenance, or repair of roads or bridges; OR

Completion of a two-year vocational technical program in general building construction, construction technology, or engineering plus two years of experience in the building construction trades; maintenance or repair of mechanical equipment; building construction; building maintenance; or construction, maintenance, or repair of roads or bridges; OR

Twelve semester hours in construction management, construction technology, engineering, or any combination of these courses plus two years of experience in the building construction trades; maintenance or repair of mechanical equipment; building construction; building maintenance; or construction, maintenance, or repair of roads or bridges.
