Location: Yorba Linda

Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California.

Our mission is to continuously evolve the world's most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built-driving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects.

To date this decade, the IH team has built or is actively developing close to 1,500 modular units at all-in costs of roughly $275,000 per unit-demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.

We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development.

POSITION SUMMARY

The Cost Accountant is responsible for managing all aspects of cost accounting related to the company's modular home manufacturing and construction operations. This includes tracking, analyzing, and reporting on costs associated with materials, labor, production, and field construction. The position requires a deep understanding of both manufacturing cost accounting and construction project accounting, including job costing, WIP management, inventory control, and project billing.

This role will play a key part in ensuring financial accuracy across the full project lifecycle, from factory production through on-site completion, while supporting process improvement and cost efficiency initiatives.

KEY RESPONSIBILITIES

Cost Accounting & Financial Management

  • Maintain accurate cost accounting records for manufacturing and construction projects, ensuring proper cost and revenue recognition in accordance with GAAP.
  • Analyze direct and indirect costs-including materials, labor, subcontractors, and overhead-and monitor budget-to-actual performance.
  • Prepare and review job cost reports, variance analyses, WIP schedules, and other performance dashboards.
  • Assist with budget preparation, forecasting, and development of cost standards and allocation methods.
  • Reconcile inventory, WIP, and COGS accounts monthly.

Manufacturing & Construction Accounting

  • Track and allocate costs across production phases and projects, maintaining accurate BOMs, assemblies, and production records in NetSuite.
  • Coordinate with project managers on budgeting, forecasting, and project cost control.
  • Oversee progress billings, retention, and cost-to-complete calculations, ensuring timely and accurate reporting.
  • Monitor factory and project performance to identify cost variances and improvement opportunities.

Systems, Reporting, and Compliance (NetSuite Focus)

  • Maintain cost accounting and project structures within NetSuite ERP and ensure accurate setup of cost centers, items, and BOMs.
  • Generate and analyze financial and operational reports directly from NetSuite to support management decision-making.
  • Ensure adherence to GAAP, internal controls, and company accounting policies; support internal and external audits.
  • Collaborate with IT and operations to enhance automation, integration, and reporting efficiency.

Cross-Functional Support

  • Partner with operations, project management, and procurement to support pricing, budgeting, and cost control decisions.
  • Provide cost insights and performance analyses to drive profitability and efficiency initiatives.

QUALIFICATIONS

Experience

  • Minimum 5 years of progressive accounting experience, with at least 3 in cost accounting.

  • Experience in manufacturing and construction industries, preferably modular or prefabricated housing.

  • Strong knowledge of cost accounting, job costing, and WIP accounting principles.

  • Excellent analytical, organizational, and communication skills with high attention to detail.

  • Knowledge of GAAP, budgeting, and internal control best practices.

Technical and Software Knowledge

  • Hands-on experience with NetSuite ERP required.
  • Advanced Excel proficiency and familiarity with ERP-based reporting.

EDUCATION AND CREDENTIALS

  • Bachelor's Degree in Accounting, Finance, or related field is required
  • CPA or CMA preferred

  • Salary range of $80,000 - $90,000 -Commensurate on experience
