Job Description
Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.
Conducts "shift rounds" (regular checks of systems and equipment to identify issues, and document systems and equipment performance).
- Communicates effectively with customer to determine service needs.
- Consistently demonstrate the ability to proactively identify potential problems or opportunities, analyze issues using all appropriate resources, develop alternatives and arrive at the optimum approach to mitigate.
- Organization skills to maintain the customer facility maintenance records and reports
- Experience utilizing computerized maintenance management system, working knowledge of purchasing and/or utilizing and managing subcontracts or vendors
- Staff management to include disciplinary action, hiring, terminating, performance appraisals and encouraging growth through training opportunities.
- Manages all aspects of the contract with the client.
- Monitor work activity of team members, ensuring safety compliance, quality of work, cleanliness, and following up if required.
- Develop key customer and team member relationships to foster open, positive, productive work environment.
Documents work results in the CMMS, analyzes findings and recommends updates to PM list.
Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates.
Provide guidance to Sub-Contractors of facilities services.
Qualifications:
Education
High School diploma (or equivalent) required, preference given to those with some undergraduate trade or business school training.
Business Experience
Experience supervising employees, basic experience, knowledge of building maintenance, repiars
Licenses/Certifications
Must possess a valid driver's license
Language Skills
Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Key elements include the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence. Must be able to send/receive emails and be able to manage an email box. Must be able to operate the work order system.
Ability to speak effectively before groups of customers and/or employees

- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Ability to speak effectively before groups of customers or associates of organization
- Ability to write routine reports and correspondence utilizing basic computer skills and ability to communicate via email and internet use
- Microsoft Office suite experience: Excel, Outlook, Word, PowerBI
- Ability to operate a personal computer, cell phone; and/or electronic tablet
- Able to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards. This may include taking the initiative to productively manage unexpected downtime, remaining productive while contributing to high quality results.
- May need to support non-customary schedules and weekend work
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

- Moving mechanical parts and high, precarious places
- The following safety equipment may be required: steel toecap shoes, hearing protection, hardhat eye protection and hair protection.
