Realty Income is seeking an Asset Management Analyst to provide support in the execution of property/tenant renewal, investment, divestment, and value-add transactions. This position functions efficiently and effectively in a professional environment and routinely handles highly critical, confidential, and sensitive materials. They collaborate with various internal and external teams in evaluating properties and tenants to optimize the value of real estate properties within Realty Income's portfolio.
Responsibilities of the Asset Management Analyst:
Assist with resolution of vacant and to-be-vacant single and multi-tenant properties.
Analyze market and trade area, zoning, property taxes, demographics, easements and use restriction considerations for vacant properties.
Conduct market and financial analysis on re-lease versus disposition scenarios.
Communicate with external brokers for lease and/or sale negotiations.
Track and communicate lease statuses of future closings or potential re-development.
Draft and prepare letters of intent ("LOIs") for re-lease and sale opportunities.
Draft re-lease and sale approval memorandums.
Create market maps and aerials, disposition memorandums, and market research summaries.
Prepare quantitative metric comparative analysis in excel.
Work closely with other departments within the company, mainly Legal, Development and Property Management, to ensure property values are being optimized.
Negotiate lease and purchase offers.
Process and verify broker commission invoices.
Maintain robust transaction pipeline and up-to-date projections.
Create, update, and maintain regional portfolio trackers including but not limited to property data, projections, sale and lease transactions, and critical dates.
Validate and reconcile metrics for various reporting requirements.
Respond to tenant, broker, and outside inquiries.
Review, analyze, and evaluate non-credit tenant requests including lease renewal, request for assignment or sublease, lease amendment, and default for single and multi-tenant properties to formulate and present strategic recommendations.
Verify compliance with rent, tax, insurance, and property management requirements.
Conduct market and financial analysis to affirm re-lease strategy versus alternative options.
Review and assess tenant and property-level financial performance, including credit checks, financials, etc.
Prepare and deliver instructive, detailed amendment and lease requests to support transactions.
What we need from you:
- Bachelor's degree or equivalent experience plus a year or more practical work experience in commercial real estate transactions, leasing, dispositions, and/or development.
- Proficient knowledge of the use and applicability of cash flows and financial analysis for real estate transactions.
- Understanding of commercial real estate and financial statements.
- Skilled with financial modeling, financial statement analysis, corporate finance, and transaction structuring.

This is a hybrid role, with Tuesday, Wednesday, and Thursdays required in-office.
The hourly pay range for this role is $29.46 - $36.54 - $43.49.
Offers near the high end are uncommon but may be considered for candidates with exceptional experience and skills and are dependent on the facts and circumstances of each case. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, to be discussed during the interview process. An annual pay rate and total compensation package is generally determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
