Summary Professionally performs janitorial, grounds keeping, and light maintenance duties on a timely basis. Clean all common areas as scheduled by the supervisor. Periodic cleaning of windows in these common areas per the property schedule. Responsible for daily touch up cleaning of our tour path and show apartment homes. May assist with light apartment maintenance with introduction to in home service requests. Responsible for the care, maintenance, and inventory of all necessary cleaning products, supplies, and equipment used at the property. Inform supervisor when cleaning supplies are needed. Maintains cleaning supplies and requests re-ordering of those supplies in a timely manner. Ensures the proper use of these supplies. Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Communicates any safety or risk concerns to management. May be responsible for snow removal such as shoveling snow and de-icing walkways, etc, depending on the property and need. Completes apartment unit cleaning for turns. Responsible for reporting unusual or extraordinary circumstances regarding the property or residents. Assist in keeping grounds and building neat and free of litter and dirt; removal of weeds; spraying for weeds and insects; light snow removal; sanding and salting; cleaning or replacement of filters; and cleaning of exterior surfaces and doors. Assistance with preventative maintenance. Assists residents and team with high level of customer service. May utilize work order systems for assignments and closes out tasks once completed. Other duties as assigned. Travel Required Some local travel may be required. Education & Experience Preferred: Background in custodial is preferred. Knowledge, Skills, & Abilities Language Skills- Ability to read and interpret documents such as safety rules, MSDS sheets, basic maintenance instructions, and procedural manuals. Ability to understand and communicate with supervisor and tenants. Mathematical Skills- Ability to add, subtract, multiply and divide. Calculate figures and amounts such as proportions, percentages, area, ratios, circumference, and volume as it relates to appropriate amounts of cleaning solutions to the areas needing to be cleaned. Reasoning Ability- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Computer Skills- Ability to efficiently use and navigate on the internet and use web based timekeeping software. Responsibilities: Floor care (vacuuming, mopping, carpet spotting) Surface care (dusting, sanitizing, glass/mirror/window cleaning, metal/wood polishing, clean blinds and draperies) Waste removal (empty trash and recycle bins, transport trash and waste to proper disposal areas) Light maintenance (replace light bulbs, restock supply cabinet/room) Comply with safety rules, policies, and procedures. In between events will be asked to clean drop in desktops, Assist janitorial staff with restocking restrooms & break rooms, Damp mop floors, Restroom cleaning, Glass cleaning, Restock and organize supplies in janitorial closets and storage areas, clean elevators, Spot clean upholstered furniture and carpets, and dust open common spaces Qualifications: Must have reliable transportation Less than high school education or up to one-month related experience or training or equivalent combination of education & experience. Ability to read 2-3 syllable words, recognize similarities and differences between words and series of numbers. Ability to print clearly and speak simple sentences. Ability to communicate effectively with co-workers, supervisors, managers, and customers. Know how to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. STARTING PAY $15.00 per hour SUMMARY This position performs general custodial duties such as floor care, sweeping, dusting, mopping, glass cleaning, restroom cleaning, and all other building care as assigned. The primary purpose of this position is to maintain assigned areas in the Warford Center at an acceptable level of cleanliness. ESSENTIAL RESPONSIBILITIES Sweeps, dust mops, wet mops, strips, waxes, spray buffs and power washes floors. Vacuums carpet, dusts furniture and walls, and cleans fixtures. Cleans and sanitizes restrooms. Power wash locker rooms and showers. Empties trash containers and disposes of trash. Cleans glass doors, windows, display cases, desk tops and telephones. Replaces light bulbs and cleans fixtures as needed. Performs snow removal at entrances and walkways adjacent to the building. Recognize safety hazards and concerns and take appropriate action to correct. Safely mixes and handles various cleaning chemicals, and is responsible for knowledge of SDS procedures. Assists in inspection of building for acceptable level of safety and cleanliness. Respond to spills/cleanups throughout the Warford Center, as needed and in a timely manner. Set up and take down tables and chairs for meetings, rentals, and other events at the Warford Center. Comply with all City policies and procedures. Performs other job-related duties as assigned MINIMUM REQUIREMENTS A High School Diploma or GED is required. Reliable transportation is required. This position must be willing and able to work a flexible schedule including, nights, holidays, special events, and during inclement weather. This position is considered weather essential personnel. Ability to operate and repair small to medium equipment and machinery used in performance of duties. Strong verbal and written communication skills.
