PURPOSE OF POSITION: The Lead Custodian will ensure that all custodial staff, in their assigned buildings, are working professionally and perform janitorial, grounds keeping, and light maintenance duties in a timely manner. The Lead Custodian will lead by example, helping to mentor and train to ensure consistent practice. This role will help to maintain the safe use of facilities for employees and guests. The Lead Custodian will be responsible for ensuring custodial staff follows instructions, understands established procedures, and comply with deadlines. The Lead Custodian will be expected to backfill custodial roles while in transition or staff is out of office and will need to help set priorities and expectations for custodial duties while holding custodial staff accountable. Key Responsibilities To perform the job successfully, an individual must be able to perform each essential duty satisfactorily. The Lead Custodian would need to be able to evaluate custodian performance, train to meet skill gaps and provide back-up support when custodial staff is out of office or position is vacant across all shifts as on-call support. The requirements listed below are representative of the knowledge, skill, and/or ability required. Routinely perform the following housekeeping tasks in all areas: Sweep Mop Wax Vacuum floors Empty wastebaskets Dust and wipe all surfaces Maintain and replenish soap dispensers and hand sanitizers Clean and disinfect bathrooms and showers Clean breakroom: including all shelves and/or drawers; clean appliances, including the exterior surface and inside the drum; Clean windows, mini-blinds, and mirrors Sweep and clean entrances Sweep areas directly outside entrances Maintaining floor mats and runners (cleaned and vacuumed regularly) Experience in carpet shampooing (as needed) Clean all common areas as scheduled by the supervisor. Areas include, but are not limited to: Individual offices Mailbox areas Storage areas and closets Periodic cleaning of glass in entrance doors and windows in these common areas per the property schedule. Organizing, cleaning and ensuring good condition of furniture throughout the facilities. Dusting and cleaning light fixtures, corners, behind doors and HVAC vents Responsible for daily touch up cleaning of our tour path, walk-ways, hallways and other corporate spaces. May assist with light maintenance with introduction to in-office service requests. Responsible for the care, maintenance, and inventory of all necessary cleaning products, supplies, and equipment used at the property. Inform supervisor when cleaning supplies are needed. Maintains cleaning supplies and requests re-ordering of those supplies in a timely manner. Ensures the proper use of these supplies. Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Communicates any safety or risk concerns to management. Responsible for reporting unusual or extraordinary circumstances regarding the property or employees. Assist in keeping grounds and buildings neat and free of litter and dirt around the entrances. Assistance with preventative maintenance and facilities ticketing system. Assists employees and team with high-level customer service. Other duties as assigned. As a Leader within IEM, this Lead Custodian will also need to: Develop ongoing training for new/current employees for consistency and repeatability Will need to establish and maintain meaningful business relationships with both Custodial staff and with leaders across the organization to build trust, encourage communication to ensure that business needs are being met. Qualifications High School Diploma/GED or equivalent work experience 5+ years of related custodial experience in a Corporate Office environment, Manufacturing facility and/or Warehouse. 2+ years of team lead or custodial supervisory experience in a manufacturing and/or business office environment. Ability to read and interpret documents such as safety rules, MSDS sheets, basic maintenance instructions, and procedural manuals. Ability to understand and communicate with supervisor. tenants and guests to confirm special needs, professionally address concerns and to resolve maintenance issues. Ability to add, subtract, multiply and divide. Calculate figures and amounts such as proportions, percentages, area, ratios, circumference, and volume as it relates to appropriate amounts of cleaning solutions to the areas needing to be cleaned. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Ability to efficiently use and navigate on the internet and use web-based timekeeping software. Ability to use Microsoft Office (Word, Excel, PowerPoint) and other related business software to support Custodial functions and internal reporting. Ability to train, mentor and develop custodial capabilities within the teams both by example and through targeted training. Ability to organize and report custodial concerns, recommendations to IEM Facilities leadership to ensure that the proper tools, processes and equipment to effectively meet or exceed Facilities’ goals and expectations. Physical Demands While performing the duties of this job, the employee is required: Constantly (75-100% of the time) - to be on feet, stand, walk; climb stairs; bend, stoop, crawl, crouch, squat, kneel; use hands and fingers to grasp, grip, turn and feel; reach above shoulders, push, pull, lift and carry; operate cleaning equipment such as vacuums and mops; and talk and hear or effectively and safely communicate. Specific vision abilities required by this job include close vision, color vision, depth perception, and ability to adjust focus. Employees must be able to visually determine the difference between clean and unclean. Lift up to 10 pounds. Frequently (33-66% of the time) - lift and/or move 10 - 25 pounds; climb ladders and balance. Occasionally (up to 33% of the time) - lift and/or move more than 25 pounds, although usually with the assistance of another employee and/or equipment. Supervision of Personnel: Will lead a team of up to 6 custodial staff at the Manufacturing, Warehouse and Corporate Office locations within the Fremont, California area. Location: This will be 100% onsite role at our IEM Manufacturing, Warehouse and Corporate Office facilities located in Fremont, California and may include up to 10% travel for training and conferences, but regular travel between these Fremont, California sites (which are all within roughly a mile).
