We have an amazing opportunity for a Commercial Roofing Project Manager This key position will act as a Project Manager in the Commercial Roofing Division and is responsible for providing Project Management Responsibilities for the entire life cycle of their projects and support to other project managers. The Project Manager is a vital connection between all departments and will be the main point of contact for their projects. The Project Manager is responsible for directing, organizing and controlling project activities. They will maximize the efficiency and profit of the project by purchasing materials under budget, offering value engineered options, tracking project schedule and overseeing the disbursement of materials and labor to a particular jobsite. Work with Superintendent to pre-plan the execution of project and develop project schedule. Manage contracts, develop and ensure that contract language matches prepared estimates. Prepare project binder for Superintendent and Foreman Produce, manage, and track the project submittals Perform material takeoffs Write RFIs and coordinate communication between the client and the Company Participate in jobsite walks and meetings with clients and Superintendents Document, track, and create change orders to ensure payment for all extra work. Negotiate change orders with clients Track and manage costs on projects; achieve budgeted profit margins Update and maintain an accurate project forecast What you bring: Degree in Construction Management or equivalent; or 3-5 years' related experience or training; or equivalent combination of education and experience. Principle Duties & Responsibilities Perform inspections, leak investigations, and repairs on commercial roof systems including TPO, PVC, EPDM, modified bitumen, and built-up roofing. Diagnose roofing issues and provide accurate, detailed repair reports. Document findings and completed work using service software or company forms. Perform periodic site visits to inspect and document roof construction progress, quality and coordination of work. Perform punch list inspections of completed work. Communicate with clients and internal team members to explain issues and recommend solutions. Ensure work is completed safely, efficiently, and to high-quality standards and in accordance with manufactures recommendations. Maintain company tools, equipment, and service vehicles in clean and functional condition. Comply with OSHA safety regulations and all company safety policies. Support warranty repair work and complete punch lists on new construction projects when needed. Qualifications 2+ years of commercial roofing experience or construction service-related field Knowledge of various commercial roof systems and repair techniques. Ability to identify leaks, perform water tests, and complete temporary and permanent repairs. Basic understanding of rooftop mechanical equipment, exterior wall/window systems Comfortable working at heights and in outdoor environments year-round. Valid driver's license with a clean driving record. Ability to lift 50+ lbs, climb ladders, and use roofing equipment safely. Strong attention to detail and organizational skills. Excellent customer service and communication skills. Physical Requirements Stoop, kneel, or crouch for extended periods of time. Stand, walk, or sit for extended periods of time. Use first aid equipment, a fire extinguisher and power and hand tools. Lift, move and carry heavy objects weighing up to 25 pounds. Ability to climb ladders up to 50 feet.
