ESSENTIAL DUTIES/RESPONSIBILITIES DUTY: Roof Survey Inspect and evaluate roof asset under the direction of a Project Manager/Project Coordinator with consistent accuracy Properly capture section surveys with MANTIS tablet technology Take clear photos (no silhouettes/shadows) of the building, roof, defects, inventory, and perimeter Take perimeter measurements Take GPS data points Identify roof assembly, inventory, and roof defects Identify any hazardous conditions Remove debris from roof to allow for thorough visual evaluation of the entire roof surface Clean and open drains, scuppers, and gutters for inspection of drainage systems Re-attach any loose metal work (flashings, counter-flashings, gutters, and downspouts) and seal for water and air intrusion to check for proper fit and water-tightness during the inspection process Removal of accumulated grease, oil, coolant or any caustic materials present on roof membrane which could cause a safety hazard during the inspection process Collect core samples and repair holes on all commercial roof types As needed, perform minor repairs to prevent leaks Make recommendations based upon inspection Cross training on pavement, building envelope, and energy inspection required as needed. DUTY: Safety Adhere to MANTIS safety standards at all times Wear personal protective equipment (PPE) as project requires. What you'll do: Safety Policy and Procedure: Service manager will ensure all service personnel receive training on Simon Safety Policies and Procedures and that all safety procedures are adhered to daily. The service manager will ensure all safety equipment is available as required. Supervision: The service manager will provide the necessary supervision to all direct reports to provide the service and quality that is expected by an employee of Simon Roofing. Customer Satisfaction: The focus of our business is the customer and meeting or exceeding their expectations. The service manager is responsible for delivering our value proposition and the overall satisfaction of our customer base within the assigned branch. Response times, work order completion, and training should all focus on achieving this. Work Order Completion: The service manager will ensure that all service requests are completed in a timely, with the highest quality, and in a professional manner. Included with this is the completing and submitting of all required service documentation for each service work order. Service Response Times: It is the responsibility of the service manager to ensure that the crews are scheduled daily to meet the response times dictated by our customer's service requests. Training: Service manager is responsible for the training and development of the service employees within the assigned branch. The service manager will identify training needs of the workforce and assist them in obtaining the necessary training. Sales Support: The service manager will work closely with sales to increase the service sales in the branch. Self-Development: with guidance from Regional Manager work to continual improvement through reading and managerial training. What you'll need: Minimum Three (3) + years of experience in the commercial roofing industry or related relevant construction experience Basic knowledge of computers including Office and Adobe Acrobat Must have the ability to calculate figures and be able to apply basic concepts of algebra and geometry Valid driver's license and an acceptable driving record to be cleared to drive a company vehicle High school diploma, or equivalent. Ability to travel when local work is not available. Must be able to work weekends and holidays in emergency situations. Ability to communicate effectively through written correspondence and verbally in English. Physical Working Conditions: Must be able to lift to 50 pounds at a time on a regular basis throughout the day. Must be able to frequently ascend/descend ladder up to 40 feet. General Summary: The Construction Manager/Senior Project Manager (Commerical Roofing focus) serves as the primary day-to-day manager for contract/project performance on one or more Mantis Innovation projects. Responsible for high quality/high performance project delivery which meets or exceeds the requirements of the contract agreement between Mantis Innovation and the client in a professional, safe, and financially viable manner. Meets all professional and legal requirements for performing the work assigned. The primary duty will surround Project Management, but other duties as assigned may include onsite quality assurance observation, surveys, or other kinds of facility audits. Works with Leadership, Account Executives and/or other Operations staff to ensure Mantis Innovation has a sustained relationship with the client.
