What will I be doing? As Property Operations Director, you would be responsible for directing and overseeing the functionality and safety of the facility to protect the well-being of all guests and team members in the hotel's continuing effort to deliver outstanding guest service and financial profitability. Specifically, you would be responsible for performing the following tasks to the highest standards. Direct and oversee the functionality and safety of the facility, including, but not limited to, physical buildings, mechanical equipment, electrical systems, heating and cooling systems, life safety systems and grounds according to federal, state and local regulations. Frequently standing up, bending, climbing, kneeling, and moving about the facility. Carrying, lifting or pulling items weighing up to 75 pounds. Hilton Waikoloa Village, an iconic oceanfront resort located on the sunny Kohala Coast of Hawai'i's Big Island, is seeking an accomplished Director of Property Operations to join our executive leadership team.

Set across 62 breathtaking acres, this landmark destination features 1,240 guest rooms and suites and is powered by a passionate team of 900+ team members, delivering unforgettable experiences in a truly one-of-a-kind resort environment.\

The Director of Property Operations is responsible for the strategic leadership, direction, and oversight of all property operations, ensuring the functionality, safety, and long-term integrity of the resort while safeguarding the well-being of both guests and team members.

This executive leader plays a critical role in driving operational excellence, asset preservation, and financial performance within a large-scale, full-service resort environment. Reporting to the General Manager, the Director of Property Operations leads and develops a diverse team of 50 Engineers, 2 Assistant Directors, and 1 Landscaping Manager, fostering a culture of accountability, safety, and continuous improvement across the property.

What will I be doing?

As Property Operations Director, you would be responsible for directing and overseeing the functionality and safety of the facility to protect the well-being of all guests and team members in the hotel's continuing effort to deliver outstanding guest service and financial profitability. Specifically, you would be responsible for performing the following tasks to the highest standards.

  • Direct and oversee the functionality and safety of the facility, including, but not limited to, physical buildings, mechanical equipment, electrical systems, heating and cooling systems, life safety systems and grounds according to federal, state and local regulations.
  • Conduct facility inspections
  • Assign, verify and document completion of all routine maintenance and repairs in the property maintenance management system
  • Direct, oversee and maintain required documentation for energy management and conservation and preventive maintenance programs
  • Lead, manage and communicate information about capital projects and property rehabilitations, including, but not limited to, scheduling, budgeting and complying with contractor bidding standard
  • Obtain required licenses and permits to ensure full compliance with codes, regulations and safety standards
  • Direct daily department operations including, but not limited to, guest service standards and initiatives, product quality, inventory management and cost controls, systems use and management, budgeting and forecasting, adherence to federal, state and local standards and meeting participation and facilitation
  • Monitor and develop team member performance to include, but not limited to, providing supervision and professional development, conducting counseling and evaluations and delivering recognition and reward
  • Recruit, interview and train team members

Salary Range: $175,000 - $190,000 depending on experience and location- This is a department head is an EC position and Bonus Eligible
