About the Role
FLATS LLC, a ProperXPM company, is seeking a skilled Maintenance Technician to join our team. This role
requires both strong maintenance and customer service skills to ensure the overall upkeep of the property
and that all physical aspects meet applicable laws and the company’s established standards.
Responsibilities include troubleshooting and repairing various systems and components throughout the
property and apartments, including plumbing, electrical, HVAC, carpentry, appliances, painting, and
drywall.
Work may be performed under the direction of the Maintenance Engineer or Property Manager. This
position operates within and supports an environment that complies with Fair Housing laws.
Requirements- Troubleshoot work orders daily for residents prioritizing the service requests andensuring they are completed in a timely fashion.Prepare vacant units for new residents ensuring that the unit meets the companystandards/checklist.
- Maintain the exterior grounds of the property and conduct seasonal duties such asclean up or pool maintenance.Conduct walk-through of the entire property to ensure everything is in workingorder; if not, take the appropriate steps for documenting and correction.
- Prepare for inspections under the direction of the Maintenance Engineer orProperty Manager.
- Schedule outside contractors for projects, if necessary under the direction of theMaintenance Engineer or Property Manager.
- Clean and supply designated building areas (dusting, sweeping, vacuuming,mopping, cleaning ceiling vents, restroom cleaning etc.) as needed.
- Schedule and execute annual inspections needed on the property as needed,including but not limited to fire extinguishers, life safety systems, elevator, and anyother annual inspections required by the city or state.
- Attend staff meetings and complete virtual trainings as required or requested
- Other responsibilities as assigned by Maintenance Engineer or Property Manager
Qualifications & Competencies
- HVAC experience required, HVAC certification is a plus.
- Excellent written and verbal communication skills.
- Experience with Microsoft Office products.
- Excellent time management and problem-solving skills.
- Ability to read and write English, follow verbal instructions, and use simple math.
- High School diploma or equivalent
- Strong personal skills to interact with tenants.
- At least 1 year of residential Maintenance experience
- Valid driver’s license
- Hourly Rate: $23-$25 per hour

- Physical demands:Walking, standing, sitting, crouching, crawling and climbing are necessary throughout theday. May be exposed to various weather conditions when working on the exterior of theproperty. It may be necessary to lift weights up to 100 pounds. It is essential to be safety-conscious as there is exposure to moving mechanical parts, fumes/airborne particles andrisk of electrical shock.
Position type and expected hours of work.
• This position is non-exempt and is eligible for overtime. The scheduled hours for each shift• will be 8 hours.
