Job Description

The Associate Director, Regional Construction plays a critical leadership role in delivering capital projects, vacant space preparation, and tenant improvement (TI) work across their geographic market. Reporting to the Vice President, Regional Construction, this role combines hands‑on technical construction expertise with cross‑functional leadership, ensuring projects are executed safely, on schedule, on budget, and in alignment with lease obligations and business objectives.

This role is ideal for a seasoned construction professional who brings strong technical judgment, contractor credibility, and decision‑making capability, along with the ability to lead complex projects and influence stakeholders across Leasing, Asset Management, Property Management, and Construction Operations.

RESPONSIBILITIES:

Project Delivery & Technical Leadership

  • Lead the planning, execution, and delivery of capital expenditure, redevelopment, and tenant improvement projects across the region, with direct accountability for cost, schedule, quality, and risk management.

  • Apply strong technical construction judgment to manage risk, interpret lease requirements, review construction documents, resolve field issues, and make sound decisions throughout the project lifecycle.

  • Review and interpret construction documents, scopes of work, budgets, schedules, and change orders to ensure accuracy and alignment with lease terms and corporate standards.

Financial & Schedule Management

  • Manage project budgets, capital cash flow forecasting, and monthly reporting for the region, including timely updates and supporting documentation.

  • Ensure projects are completed within approved budgets and established timelines, escalating risks or variances proactively.

  • Provide monthly regional reporting, including cash forecasting, project status, and budget variance analysis, to Construction Operations leadership.

Vendor & Contractor Management

  • Serve as a primary point of contact for General Contractors and third‑party Project Managers, providing clear direction and issue resolution.

  • Build and maintain strong relationships with qualified vendors while adhering to corporate procurement and governance standards; expand the regional vendor network as needed.

  • Proactively expand and strengthen the qualified vendor bench within the region.

Cross‑Functional Collaboration

  • Partner cross‑functionally with Leasing, Asset Management, Property Management, Construction Operations, and Acquisitions to support deal execution, project feasibility, and delivery commitments.

  • Support acquisition and development efforts by providing early‑stage construction budgeting, scheduling input, and technical guidance.

  • Communicate clearly and consistently with internal stakeholders on project risks, trade‑offs, and decisions.

People Leadership

  • Lead, mentor, and manage a team of Regional Construction Managers, providing technical guidance, coaching, and development support.

Travel

  • Travel within the region to oversee active projects and market activity.

QUALIFICATIONS:

  • 7+ years of commercial construction experience, preferably industrial real estate, with demonstrated responsibility for managing projects across multiple stages of construction.

  • Strong technical background in industrial and/or commercial construction, including new construction, renovations, redevelopments, and tenant improvements.

  • Proven ability to review and interpret construction documents, drawings, specifications, schedules, and contracts.

  • Demonstrated experience managing multiple concurrent projects with varying complexity and timelines.

  • Experience reviewing lease documentation and understanding its impact on construction scope, schedule, and cost.

  • Working knowledge of legal contracts, AIA documents, and construction draw and payment processes.

  • Advanced problem‑solving skills and the ability to make sound decisions in fast‑paced, ambiguous environments.

  • Strong communication skills with the ability to engage effectively with contractors, consultants, executives, and cross‑functional partners.

  • Proficiency with construction and project management systems and tools, including Yardi, Adobe Acrobat, and the Microsoft Office Suite (advanced Excel skills highly valued).

  • Experience managing or mentoring construction teams.

Preferred

  • Bachelor’s degree in Construction Management, Construction/Building Science, Engineering, Architecture, or a related field.

  • Prior experience supporting or leading regional construction portfolios.
