Job Description

At OCMI, our core values—One Team, Curiosity, Meaningful Service, and Integrity—drive everything we do. Founded in 1982 and still privately owned, we've become one of the nation's fastest-growing construction management consultancies. Serving markets across federal, education, hospitality, healthcare, technology, and commercial sectors, we offer comprehensive services including cost management, project management, scheduling, and project controls. Most importantly, our teams are passionate about supporting each other and making a difference in the communities we serve.

We’re excited to welcome an Associate Director of Cost Management to our growing team. We’re seeking candidates based in the San Francisco / Northern California / Bay Area Vicinity with extensive HCAI healthcare project experience to join our cost management and estimating practice. This role has the potential to be a remote / hybrid position that could require travel to multiple project sites located throughout NorCal. Currently, we have projects stretching from San Jose to Sacramento that will require in person periodic visits for meetings and project team collaboration. In this leadership role, you will serve as the primary cost management lead for a major healthcare program, providing strategic oversight of estimating and cost management activities across multiple projects. You will lead client relationships, guide project teams, oversee staff development and resource planning, and help drive business growth within the healthcare sector.

This is a unique opportunity to support one of the largest healthcare programs in the country, contributing to complex, high-profile projects that make a lasting impact. As part of a collaborative team of cost management, project management, and scheduling professionals, you'll provide leadership, mentorship, and strategic direction while helping clients successfully deliver critical healthcare capital projects.

If this opportunity aligns with your experience and interests, we encourage you to apply. A recruiter and subject-matter expert will review your application and respond within 5 business days.

Responsibilities:

  • Serve as the primary cost management lead and day-to-day client liaison for a major HCAI healthcare program.
  • Provide strategic oversight of cost estimates, cost models, estimate reconciliations, and cost analyses throughout all phases of project development.
  • Develop and communicate cost strategies aligned with client goals, project budgets, and program objectives.
  • Lead project budget management, cost forecasting, financial reporting, and cost-control activities across multiple projects.
  • Review project scope, construction documents, contracts, and program requirements to identify risks, opportunities, and cost impacts.
  • Ensure quality and consistency of deliverables through adherence to OCMI QA/QC procedures and estimating standards.
  • Lead staff development through mentoring, coaching, training, and supervision of cost management and estimating personnel.
  • Oversee resource planning, workload forecasting, recruiting, onboarding, and team development activities.
  • Coordinate with project management, project controls, scheduling, and executive leadership to deliver integrated client solutions.
  • Support fee proposals, contract administration, business development initiatives, and client relationship management activities.
  • Promote repeat business through exceptional client service and successful project delivery.
  • Participate in industry organizations, conferences, and networking events to strengthen market presence and develop new business opportunities.

Qualifications:

  • Minimum 15 yearsof construction experience in cost management, estimating, quantity surveying, or preconstruction.
  • Prior HCAI healthcare estimating, cost management, or preconstruction experience required.
  • Experience leading large healthcare capital programs and complex estimating assignments from conceptual planning through construction.
  • Demonstrated experience managing client relationships, leading project teams, and supervising staff.
  • Experience with resource planning, workload management, team development, and recruitment.
  • Ability to interpret construction drawings, specifications, contracts, and procurement documents.
  • Proficient in On-Screen Takeoff (OST) or similar estimating software preferred.
  • Highly proficient in Microsoft Excel.
  • Excellent written, verbal, presentation, and executive-level communication skills.
  • Bachelor's degree in Construction, Engineering, Architecture, or related field preferred; equivalent industry experience will be considered.

Benefits include:

  • 401K Program with a Company Match
  • Paid Holidays / Sick Leave / Vacation Accrual
  • Company Team Building, Employee Events, and a fun, people-first environment.
