Cigna Investment Management - Real Estate Analyst

Cigna Investment Management (CIM) manages $30 billion in assets on behalf of Cigna, a publicly traded global health services company. CIM's assets are invested in public bonds, private placement securities, commercial mortgages, real estate equity, mezzanine debt, private equity, equity securities, warrants, commercial paper, certificates of deposit, municipal securities, mutual fund shares, United States government securities, options contracts on securities, futures contracts on intangibles, money market funds, derivatives, structured notes, exchange traded funds and hedge funds.

Cigna Realty Investors (CRI) is the real estate investment division of CIM. CRI's mission is to be a boutique real estate investor focused on delivering superior long-term returns. CRI manages a diverse real estate portfolio ($6B of AUM) consisting of joint venture equity partnerships, third-party managed investments, high yield investments, and commercial mortgages. CRI is a relationship driven company focused on doubling its commitment to its equity and high yield businesses with an emphasis on apartment and industrial opportunities.

Under the supervision of the Head of CRI Portfolio Management, this Analyst position is equally responsible for supporting Capital Markets financing initiatives and supporting the management of direct joint venture equity investments. The role requires a comprehensive understanding of CRI investment strategies, real estate fundamentals, and current market conditions, as well as the ability to collaborate with partners, lenders, brokers, third-party vendors, and internal teams. CRI's primary focus is on direct joint ventures with gross asset values ranging from $50-$150 million.

Responsibilities

Capital Markets

  • Conduct quantitative analysis and modeling for investment-level financings.
  • Assist with the preparation of materials for investment presentations and briefs.
  • Assist with negotiation and closing of financings for new investments, refinances, and recapitalizations.
  • Support execution of derivative strategies including placement on new financings and management of existing positions.
  • Participate in portfolio reporting and forecasting processes.

Asset Management

  • Support asset managers with preparation and presentation of annual business plans, budgets, leasing activity, and recapitalization requests.
  • Support underwriting of new investments.
  • Prepare variance analysis, semiannual valuations, and capital requirements.
  • Assist in portfolio net investment income and cash flow forecasting.
  • Work with Investment Operations and asset managers to review construction draws, verify compliance, and identify change orders.

Qualifications

  • Undergraduate degree in business, economics, finance/accounting or data & analytics
  • 1+ years of real estate experience or internship experience
  • Strong analytical, quantitative, and communication skills (both written and oral)
  • Proficiency with Microsoft Office, especially Excel, and ability to learn new software (Argus)
  • Able to work effectively as part of a team
  • Strong problem-solving and decision-making abilities
  • Effectively prioritize workload and meet deadlines
  • Ability to travel up to 20%

This position supports Cigna Investments, Inc., an investment adviser registered with the United States Securities and Exchange Commission ("SEC"). The successful candidate will become an Access Person of CII required to comply with the personal trading requirements and restrictions contained in CII's Code of Ethics. These requirements and restrictions apply to the Access Person and all securities transactions in accounts in which an Access Person has a Beneficial Interest.
