Job Description

The Portfolio Manager is responsible for underwriting and ongoing portfolio management across multiple Commercial Real Estate (CRE) portfolios, including Middle Market CRE, Commercial Mortgage Division (CMD), Wealth Management Investment Real Estate (WIRED), and Institutional Client Group CRE (ICG CRE). This role manages portfolio risk by ensuring the timeliness and accuracy of credit actions, providing guidance on credit structure and risk rating decisions, and promoting consistency, quality, and efficiency across credit documentation and workflows.

The Portfolio Manager partners closely with business lines, underwriting teams, Credit, Loan Administration, and other internal stakeholders. The role includes oversight of underwriting teams supporting both new business and portfolio management activities, coordination of portfolio management processes, and leadership in remediation efforts related to audit or loan review findings. This position is hybrid, based in one of the company's hub locations, with minimal travel required.

Key Responsibilities

Portfolio Management & Risk Oversight

  • Manage and oversee multiple CRE portfolios across Middle Market CRE, CMD, WIRED, and ICG CRE platforms.
  • Ensure timely and accurate execution of credit actions, including renewals, modifications, and new deals.
  • Provide guidance on credit structures, risk ratings, and portfolio risk management decisions.
  • Monitor portfolio performance and ensure adherence to internal credit policies and standards.

Underwriting & Team Oversight

  • Oversee underwriting teams supporting new originations and ongoing portfolio management.
  • Review credit work products for quality, accuracy, and conciseness.
  • Provide guidance, feedback, and training to promote consistent underwriting practices across portfolios.
  • Ensure deadlines are met and workflow is effectively coordinated across teams.

Process Coordination & Workflow Management

  • Coordinate portfolio management meetings, workflow calls, and portfolio tracking activities.
  • Partner with business lines, Credit, Loan Administration, and other internal groups to streamline processes and improve efficiency.
  • Promote best practices and consistent application of credit standards across portfolios.

Issue Remediation & Policy Support

  • Lead or coordinate remediation efforts related to audit findings or internal loan review issues.
  • Support development of guidance materials, training, and potential credit policy updates as needed.
  • Ensure timely resolution of identified issues and appropriate documentation of corrective actions.

Projects, Reporting & Continuous Improvement

  • Participate in or lead portfolio‑related projects, including best‑practice initiatives and workflow enhancements.
  • Support ad hoc reporting needs, including tracking loan maturities, modifications, and portfolio metrics.
  • Leverage data and portfolio insights to support broader portfolio management initiatives and continuous improvement efforts.

Basic Qualifications

  • Master's degree, or equivalent work experience
  • Ten or more years of commercial lending experience

Preferred Qualifications

  • Experience in commercial real estate underwriting and portfolio management.
  • Strong understanding of credit risk management, loan structures, and portfolio monitoring.
  • Strong leadership ability and prior experience mentoring and coordinating the work of others.
  • Project management skills and experience working on cross‑functional initiatives desired.
  • Ability to review and interpret large data sets and apply insights across portfolios
  • Well-developed written communication and verbal presentation skills
  • Proficiency with Microsoft Office tools, including Teams and Outlook; advanced Excel skills preferred
  • Experience using nCino for loan origination, credit, or portfolio management
  • Familiarity with CoStar for commercial real estate research, market analysis, and property data

Location expectations

This role requires working from a U.S. Bank location three (3) or more days per week.

The salary range reflects figures based on the primary location, which is listed first. The actual range for the role may differ based on the location of the role. In addition to salary, U.S. Bank offers a comprehensive benefits package, including incentive and recognition programs, equity stock purchase 401(k) contribution and pension (all benefits are subject to eligibility requirements). Pay Range: $133,365.00 - $156,900.00
