Commercial Roofing EstimatorLocation: Portland, OregonSalary: $125,000 – $150,000 (based on experience) + commission
Position OverviewThe Estimator is responsible for estimating, scheduling, operating, and managing commercial roofing, sheet metal, and waterproofing opportunities from initial discovery through contract execution. This role ensures all projects are secured and executed in a timely, cost-effective manner while adhering to project specifications, industry standards, and best practices.

Key Responsibilities
Generate detailed estimates from plans, specifications, field notes, drawings, and site inspections
Review contracts to ensure scope, responsibilities, and timelines are achievable
Identify and address discrepancies in plans, specifications, and scope
Gather all necessary data including measurements, photos, and field documentation to ensure accurate pricing
Prepare and submit proposals, collaborating with internal team members as needed
Communicate effectively with owners, architects, engineers, general contractors, and property managers
Maintain up-to-date knowledge of roofing systems, repair methods, and solutions for existing buildings
Develop cost budgets and present value-driven roofing solutions to clients
Support pricing strategies and contribute to sales messaging
Identify and develop new business opportunities and client relationships
Participate in weekly sales and scheduling meetings
Track job costs against estimates, budgets, and change orders
Oversee project closeouts, including warranty documentation
Execute contracts with clients and subcontractors
Collaborate with Project Managers to ensure projects are completed as estimated and bid
Qualifications
High school diploma or equivalent required; college degree preferred
10–15 years of experience in commercial roofing estimating and/or sales
Strong understanding of both technical and financial aspects of construction operations
Proven problem-solving skills and ability to manage complex client situations
Demonstrated leadership and mentoring abilities
Advanced proficiency in Microsoft Excel or similar tools
Excellent communication, negotiation, and interpersonal skills
Strong analytical and mathematical abilities
Experience managing projects, people, and multiple priorities simultaneously
Knowledge of business and management principles
Ability to thrive in a fast-paced environment

Base salary of $125,000 – $150,000, plus a competitive commission structure based on gross profit
