Job Description
We are seeking a skilled Commercial Roofing Estimator to support bid development and preconstruction planning for building envelope projects. This role focuses on preparing accurate cost estimates, performing detailed quantity takeoffs, and coordinating bid submissions for commercial roofing work.
The ideal candidate has experience working with commercial roofing contractors and understands the complexities of roofing systems, specifications, and construction drawings. This position plays a key role in helping secure new projects by delivering accurate estimates and competitive proposals.
The estimator will collaborate with project managers, vendors, and subcontractors to ensure pricing accuracy, scope alignment, and successful bid submissions.
Key Responsibilities
- Perform detailed quantity takeoffs from architectural drawings and roofing specifications
- Prepare comprehensive cost estimates for commercial roofing and building envelope projects
- Review bid documents, plans, addenda, and specifications to identify scope requirements
- Analyze labor, material, and equipment costs to build competitive pricing proposals
- Coordinate with suppliers and subcontractors to obtain current pricing and scope confirmation
- Prepare formal bid packages and proposal documentation for submission to clients or general contractors
- Identify potential scope gaps, value engineering opportunities, and cost-saving alternatives
- Maintain organized bid records, takeoff files, and estimate documentation
- Participate in internal bid reviews and project handoff meetings when contracts are awarded
Requirements
- Proven experience as a Commercial Roofing Estimator or construction estimator in roofing projects
- Strong knowledge of commercial roofing systems such as TPO, EPDM, PVC, built-up roofing, or metal roofing
- Ability to read and interpret architectural drawings, construction specifications, and bid packages
- Experience performing roofing takeoffs and bid preparation
- Familiarity with estimating software and digital takeoff tools
- Strong analytical and organizational skills
- Excellent communication skills for coordination with vendors, subcontractors, and internal teams
Preferred Experience
- Experience working with mid-sized commercial roofing contractors (50–200 employees)
- Background estimating large-scale building envelope or roofing replacement projects
- Knowledge of insulation systems, flashing details, waterproofing, and sheet metal components
