Job DetailsThe Commercial Roofing Estimator will be responsible for developing budgets, preparing bids, performing quantity takeoffs, and supporting preconstruction efforts for commercial roofing projects. This role will focus heavily on re-roofing, service, maintenance, repairs, and roof asset management opportunities rather than large-scale new construction.Responsibilities:

• Prepare detailed estimates and proposals for commercial roofing projects
• Review plans, specifications, reports, and site conditions to develop accurate project pricing
• Perform quantity takeoffs and material calculations
• Develop budgets for re-roofing, repairs, maintenance, waterproofing, and restoration projects
• Conduct site visits to evaluate existing roof conditions and project scope
• Solicit and analyze subcontractor and supplier pricing
• Work closely with operations teams to ensure scopes are accurate and executable
• Identify value engineering opportunities and cost-saving solutions
• Maintain strong relationships with clients, consultants, vendors, and manufacturers
• Assist in contract reviews, scope development, and project handoffs
• Support business development efforts by providing timely and competitive proposals

Qualifications:

• 3+ years of commercial roofing estimating experience
• Strong understanding of re-roofing, service, maintenance, and roof replacement projects
• Knowledge of TPO, PVC, EPDM, modified bitumen, BUR, coatings, metal roofing, and waterproofing systems
• Experience reading plans, specifications, and technical documents
• Strong understanding of labor production rates, material pricing, and project costing
• Proficiency with Microsoft Excel and estimating software
• Excellent communication and organizational skills
• Ability to manage multiple bids and deadlines simultaneously

Preferred Qualifications:

• Experience with The EDGE, AccuLynx, Roofr, Dataforma, or similar roofing software
• Knowledge of manufacturer systems and warranty requirements
• Experience estimating maintenance agreements and service repair work
• Background working for a commercial roofing contractor
