Compliance Project Specialist

The Compliance Project Specialist provides critical administrative and project-level support to ensure compliance with affordable housing regulations. This role works closely with the Compliance Team to manage ongoing reporting, documentation, and communication with housing agencies. The ideal candidate is organized, detail-oriented, and familiar with affordable housing programs or eager to learn. 

Essential Duties & Responsibilities

  • Create and update Affirmative Fair Housing Marketing Plans (AFHMPs), ensuring plans are current, accurate, and compliant with HUD and state requirements.
  • Track and monitor complaints submitted to the Texas Department of Housing and Community Affairs (TDHCA), helping ensure timely responses and resolutions.
  • Assist with due diligence efforts for acquisitions, refinancing, and other transactions by gathering, organizing, and reviewing necessary compliance documentation.
  • Monitor and track deadlines for corrective action responses issued by state housing agencies, ensuring submissions are made accurately and on time.
  • Regularly update the Property Info Workbook, a key internal document that holds critical compliance and operational data for each property.
  • Maintain the Audit Tracker, ensuring it reflects current audit statuses, upcoming inspections, and necessary follow-ups with agency reviewers.
  • Track the submission and completion of Unit Status Reports (USR) and required annual reports to state and federal agencies.
  • Track and record the completion of first-year construction inspections, coordinating with internal teams and agencies as needed.
  • Provide assistance with utility allowance (UA) documentation and calculations, including gathering utility data and preparing submission materials.
  • Perform other related administrative compliance duties as assigned, such as file maintenance, document formatting, reporting support, and correspondence with housing agencies.

Education & Experience

  • Experience in affordable housing compliance. 
  • Familiarity with TDHCA regulations, LIHTC, or HUD programs is a plus.
  • Highly organized and detail-oriented, with the ability to manage multiple tasks and deadlines simultaneously.
  • Strong written and verbal communication skills, with the ability to prepare and edit compliance documents accurately.
  • Proficiency in Microsoft Office applications, particularly Excel, Word, and Outlook.
  • Experience using compliance or property management software such as RealPage or similar systems is helpful.
  • Ability to work both independently and collaboratively within a team environment.
