Construction Project Manager

Greenville / Spartanburg, SC

Location: Hybrid

$95,000–$110,000 Total Compensation

THE OPPORTUNITY

We're growing fast, from 4 renovation projects per month to 8+, and we need a sharp, cost-conscious Construction Project Manager to own every rehab from acquisition to handoff.

This is not a luxury finish role. We renovate homes to functional, market-ready condition for families buying their first home. Think used car, not new car. We need someone who knows the difference between a $350 epoxy bathtub refinish and a $5,000 replacement — and makes the right call every time[RC1] .

You’ll be in the field, managing contractors, protecting budgets, and keeping projects moving. This role requires strong judgment and the ability to make decisions in the best interest of the company, not based on contractor relationships or preferences.

We value operators who treat every dollar as their own, challenge unnecessary scope, and hold contractors accountable to performance, pricing, and timelines.

WHAT YOU'LL DO

  • Estimate renovation costs and prepare scopes of work for each property at acquisition
  • Coordinate contractors and ensure projects begin within 24–48 hours of closing
  • Conduct site visits to monitor progress, quality, and timelines
  • Manage contractor draw approvals and hold subs accountable to budget and schedule
  • Track budgets and project performance across 5+ simultaneous active projects
  • Help build and maintain a reliable, vetted contractor network in the Upstate SC market
  • Implement and use field communication tools (CompanyCam currently in use)
  • Hand completed properties off to our Disposition & Property Manager in market-ready condition

Requirements

WHAT WE'RE LOOKING FOR

Required:

  • 5+ years of residential construction or renovation experience
  • General Contractor License/Residential Builder/ or similar license
  • Hands-on experience estimating rehabs and writing scopes of work
  • Demonstrated ability to manage multiple projects simultaneously
  • Strong contractor management skills — you know how to get results without overpaying
  • Self-starter with strong organizational and communication skills
  • Located in or able to work in the Greenville / Spartanburg, SC area

Preferred:

  • Project Management certification
  • Experience with CompanyCam or similar field documentation tools
  • Existing contractor relationships in the Upstate SC market
  • Familiarity with project management software (Monday, Buildertrend, or similar)

Benefits

COMPENSATION & BENEFITS

  • Base Salary: $80,000
  • Performance Bonuses: $15,000–$30,000 based on project performance
  • Total Compensation: $95,000–$110,000
  • Health insurance premium reimbursement (up to $600–$700/month) after 90-day probationary period
  • 401(k) with 3% company match after 90 days for W2 employees

WORK ENVIRONMENT

Hybrid, you'll spend significant time in the field visiting active renovation sites across Greenville and Spartanburg. Office space is available at our downtown Greenville co-working location when you're not on-site.
