Job Description

We are seeking a Construction Project Manager to join the headquarters team in Wisconsin. Acting as the Owner's Representative, this person will manage multiple industrial redevelopment and capital improvement projects from acquisition through completion while working directly with contractors, consultants, company leadership, and ownership.

What You'll Do as the Construction Project Manager:

  • Manage multiple industrial redevelopment and capital improvement projects across a national property portfolio
  • Represent the owner throughout planning, procurement, construction, and project closeout
  • Develop project scopes, bid packages, budgets, and preliminary schedules
  • Solicit proposals from contractors, subcontractors, consultants, and vendors
  • Review bids, evaluate scope coverage, and negotiate pricing
  • Coordinate architects, engineers, environmental consultants, contractors, and property stakeholders
  • Manage project budgets, schedules, contracts, and supporting documentation
  • Conduct regular site visits to monitor progress, quality, safety, and schedule performance
  • Track project milestones and provide clear updates to executive leadership
  • Resolve field conditions, scope gaps, construction conflicts, and schedule issues
  • Review change orders, contractor invoices, pay applications, and project costs
  • Support projects involving tenant improvements, roofing, structural repairs, MEP systems, demolition, civil work, environmental remediation, loading docks, and adaptive reuse
  • Ensure projects are completed safely, on schedule, and within approved budgets
  • Maintain organized project records and help improve internal construction processes
  • Travel approximately 25% to active project sites

Must-Haves as the Construction Project Manager:

  • 3-7 years of construction project management experience
  • Background in commercial, industrial, or related construction
  • Experience managing multiple active projects at the same time
  • Ability to work directly with general contractors, subcontractors, vendors, and consultants
  • Experience managing project schedules, budgets, documentation, and field issues
  • Strong organizational and communication skills
  • Ability to make independent decisions in a fast-moving environment
  • High level of energy, initiative, and personal accountability
  • Strong attention to detail
  • Proficiency with Microsoft Excel
  • Willingness to travel approximately 25%
  • Ability to work onsite at the Milwaukee headquarters

Nice-to-Haves as the Construction Project Manager:

  • Bachelor's degree in Construction Management, Civil Engineering, Mechanical Engineering, Electrical Engineering, Architecture, or a related field
  • Two-year degree in Construction Management
  • Experience serving as an owner's representative
  • Industrial facility or manufacturing plant construction experience
  • Capital improvement project experience
  • Commercial general contracting experience
  • Tenant improvement experience
  • Contractor procurement and bid leveling experience
  • Cost estimating experience
  • Experience with Smartsheet
  • Experience renovating older industrial properties
  • Exposure to roofing, structural, MEP, civil, environmental, demolition, or loading dock projects
  • Experience managing projects across multiple states or locations
