Construction Project Manager (Luxury Residential Design-Build)

Location: Newport Beach, CA (projects across Orange County; on-site + office as needed)

Zero West House, Inc. is an elevated residential design-build company in coastal Orange County. We're looking for a Project Manager who can bring structure, clarity, and confidence to the field, someone who knows how to run luxury residential projects with professionalism, tight schedules, disciplined budgets, and strong trade relationships. We're a growing residential design-build company focused on high-quality, design-centered custom homes. Our work blends elevated design with disciplined construction execution. As we expand, we're building a team that can deliver a premium client experience supported by real systems, clear communication, and consistent results.

As Project Manager, you'll own the day-to-day execution of residential construction projects, from pre-con through closeout. You'll manage schedules, budgets, subcontractors, procurement coordination, and client communication to keep projects moving and quality high. You'll also help implement and maintain operating rhythms using tools like JobTread, along with spreadsheets, trackers, and documentation that keep everyone aligned.

Responsibilities

  • Build and manage project schedules, milestones, and weekly look-aheads
  • Own budget execution: job cost tracking, variance awareness, and proactive cost control
  • Lead subcontractor coordination: bidding, scopes, onboarding, scheduling, performance, and issue resolution
  • Run project meetings and maintain consistent communication with the internal team, trades, and clients
  • Manage RFIs, change orders, approvals, and documentation with a high standard of organization
  • Coordinate procurement timing with project needs (materials, finishes, long-lead items)
  • Partner with design and field leadership to protect design intent and deliver exceptional quality
  • Maintain clean job records in JobTread (preferred) or similar construction project management software
  • Support permitting/city process coordination as needed (experience here is a strong plus)
  • Drive closeout processes: punch lists, warranty items, final documentation, and handoff

Qualifications

  • 5 or more years of construction project management experience (luxury/custom residential strongly preferred)
  • Proven ability to manage budgets, schedules, and subcontractors with minimal supervision
  • Strong understanding of residential construction sequencing, scopes, and quality control
  • Experience with project management tools (JobTread a major plus; Buildertrend/CoConstruct/Procore also valued)
  • Comfortable with Excel/Google Sheets and organized digital documentation (Google Drive, email systems)
  • Strong communication skills and client-facing professionalism
  • Reliable, calm under pressure, high ownership, collaborative, and a solutions-oriented mindset are preferred
  • Must have a valid driver's license and be able to travel between local job sites
  • Must be able to meet insurability requirements for driving a company vehicle

Pay, Schedule, and Work Conditions

  • Job Type: Full-time, Salaried
  • Base Pay Range: $110,000-$125,000 per year (pay within this range is based on experience, skills, and job-related qualifications)
  • Performance-based bonus (as applicable)
  • Company vehicle provided (role requires travel between job sites)
