Summary

Our client is a boutique, full-service real estate advisory and construction management firm supporting complex development initiatives across Southern California. Their capabilities span the entire project lifecycle, including early-stage planning, entitlement, design management, procurement, and construction oversight.

With a team of highly credentialed professionals across engineering, scheduling, and project management disciplines, the firm is known for delivering technically rigorous solutions within large, highly regulated public sector environments. They are currently seeking an experienced Project Scheduler to support major capital improvement programs in partnership with one of the largest public school districts in the region.

This role is ideal for a scheduling professional with deep experience in LAUSD or similarly structured public works programs, where precision, compliance, and advanced schedule analysis are critical to program success.

Duties & Responsibilities
  • Review and analyze contractor-developed Primavera P6 baseline schedules, ensuring completeness of scope, logic, milestones, and cost loading
  • Perform detailed reviews of monthly schedule updates, identifying critical path impacts, milestone slippage, and overall project health
  • Produce structured, technical schedule review comments aligned with owner-driven templates and reporting standards (similar to LAUSD requirements)
  • Conduct QA/QC reviews of contractor schedule submittals to confirm compliance with contract specifications
  • Analyze project performance using Earned Value Analysis (EVA) and develop corresponding performance curves and reporting metrics
  • Identify schedule risks, delays, and inefficiencies, and recommend actionable recovery strategies
  • Develop and evaluate preliminary construction schedules based on design documents and project scope
  • Perform Time Impact Analyses (TIA) using recognized methodologies (e.g., Windows Analysis), incorporating both contemporaneous and forensic schedule evaluations
  • Interpret construction drawings and contract documents to assess scope alignment and determine entitlement to time extensions
  • Generate Key Performance Indicators (KPIs), variance reports, root cause analyses, and mitigation plans
  • Maintain and update program-level and master schedules, ensuring data integrity and standardization across projects
  • Collaborate with project teams, contractors, and stakeholders to address scheduling concerns and maintain alignment
  • Participate in project meetings and conduct site visits as needed to validate schedule progress against field conditions
  • Prepare executive-level reports and updates for senior leadership and program stakeholders
Qualifications & Requirements
  • Minimum of 6 years of full-time professional experience in construction scheduling, preferably within owner-side or general contractor environments
  • Proven experience supporting public sector, educational facility, or large-scale capital programs (strong preference for LAUSD or similar districts)
  • Advanced proficiency in Primavera P6 (latest versions) and strong working knowledge of Microsoft Office tools
  • Demonstrated ability to independently review and analyze complex schedules and provide detailed, defensible recommendations
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field
    • OR a bachelor’s degree in another discipline with additional relevant scheduling experience
  • Core Technical Expertise
    • Critical Path Method (CPM) scheduling and analysis
    • Cost loading and resource loading within P6
    • Earned Value Analysis (EVA) and performance tracking
    • Schedule forensics and delay analysis
    • Time Impact Analysis (TIA) methodologies
    • Contract interpretation as it relates to schedule entitlement
  • Highly Preferred Experience
    • Direct experience working within LAUSD Facilities Services Division or comparable public agency structures
    • Familiarity with owner-mandated schedule review templates, reporting standards, and approval workflows
    • Experience coordinating across departments such as Facilities Planning, OEHS, Inspection Units, and Asset Management
    • Exposure to large, multi-project program-level scheduling environments
  • Key Attributes
    • Strong analytical and problem-solving skills with exceptional attention to detail
    • High level of organization and ability to manage multiple schedules simultaneously
    • Excellent written communication skills, particularly in producing technical schedule narratives and reports
    • Confident communicator capable of interfacing with contractors, project managers, and executive stakeholders
    • Ability to operate effectively within structured, compliance-driven environments with strict reporting requirements
