Position Overview:
The Construction Services Manager plays a critical role in driving the successful planning, execution, and closeout of construction projects from initial preconstruction through final completion and turnover. This position serves as a strategic liaison between development, design, construction teams, and external partners, ensuring seamless coordination across all phases of the project lifecycle.
The Construction Services Manager is responsible for delivering projects on schedule and within budget while upholding the highest standards of quality, safety, and contractual compliance. Through proactive oversight, collaboration, and problem-solving, this role helps mitigate risk, optimize performance, and ensure operational readiness at project completion.
Job Qualifications:
Bachelor's degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
3-7 years of experience in construction services, project management, or related roles (level may vary based on title).
Strong understanding of construction means and methods, contracts, and project delivery processes.
Proficiency with construction management software such as Procore, Primavera, MS Project, and Bluebeam.
Excellent organizational, communication, and coordination skills.
Location Requirement:
This role is located in Tempe, Arizona. This position is required to be in office 4 days per week (Mon-Thurs); Fridays are optional remote work days.
Key Result Areas (KRAs):
Preconstruction Strategy & Planning: Lead and support critical preconstruction efforts including budgeting, cost estimating, constructability reviews, and value engineering initiatives. Collaborate with architects, engineers, and internal stakeholders during design development to ensure projects align with financial targets, operational objectives, and construction feasibility. Review drawings and specifications to verify completeness, accuracy, and alignment with project scope and development goals.
Procurement & Contractor Coordination: Assist in the preparation and administration of bid packages, scopes of work, and contractor/vendor evaluations. Facilitate coordination among design consultants, contractors, and internal teams to ensure clarity of scope, competitive pricing, and alignment with project requirements. Support the selection and onboarding of project partners to establish strong execution frameworks prior to construction.
Construction Oversight & Project Execution: Monitor construction progress to ensure adherence to approved schedules, budgets, and quality standards. Support contract administration processes including change orders, pay applications, RFIs, and submittals while maintaining clear communication between project stakeholders. Coordinate site visits, inspections, and project meetings to track progress, resolve issues, and maintain project momentum.
Cost & Schedule Management: Track project budgets, commitments, and financial forecasts to ensure ongoing alignment with approved project parameters. Identify cost and schedule risks early and collaborate with project managers and contractors to implement corrective strategies. Assist with development and maintenance of project schedules while supporting evaluation and negotiation of change orders.
Quality Assurance, Safety & Compliance: Promote adherence to quality control standards, construction best practices, and jobsite safety protocols. Support compliance with all applicable codes, regulations, permits, and internal company policies. Participate in safety audits, issue resolution, and proactive risk management to maintain safe and compliant project environments.
Project Closeout & Turnover: Coordinate final project activities including punch list completion, inspections, and final approvals. Ensure collection and organization of closeout documentation such as as-built drawings, warranties, and operations and maintenance manuals. Support final cost reconciliation and facilitate the structured turnover of completed projects to operations, ownership, or asset management teams.

Physical Requirements:
In-Office Environment: Must be able to work in a busy, crowded, and loud office with frequent distractions and interruptions
Must be able to collaborate in-person with occasional impromptu in-person meetings
Office Conditions: Adaptability to typical office conditions, which may include exposure to air conditioning, heating, artificial lighting, and varying noise levels
Mobility: Ability to sit, stand, reach, twist, stretch, and work at a desk for long stretches. Must be able to occasionally move or lift office items up to 25 pounds
Hearing Requirements: Hearing must be sufficient or correctable to ensure clear understanding of spoken information, including participating in virtual meetings and phone calls. Use of hearing aids or other assistive devices is acceptable if needed.
Reading and Writing Proficiency: Ability to read and write in English is essential for processing documents, drafting reports, and following up on necessary actions. Proficiency in written communication is required to handle job-related tasks effectively.
Vision Requirements: Vision must be adequate or correctable to perform essential job duties, such as reading documents on a computer screen and using other visual tools. Use of corrective lenses or other measures to meet visual requirements is expected if needed.
Technology Proficiency: Must be proficient in operating a computer and other office productivity tools such as printers, scanners, and collaboration software.
Effective Communication: Must possess strong verbal and written communication skills to interact effectively with team members, clients, and other stakeholders via email, video conferencing, and other in office communication tools.
Compensation:
$102,700 - DOE
