Job Summary:
The Superintendent is responsible for overseeing all aspects of construction projects, ensuring they are completed on time, within budget, and to the required quality
standards. This role requires effective management of contractors, subcontractors, and laborers, along with close collaboration with project administrators and clients to
achieve project goals. This position reports to the Chief Operating Officer.
Key Responsibilities:
1. Project Planning and Coordination:
o Source qualified subcontractors with a history of quality work.
o Develop and maintain project schedules, ensuring all tasks are completed above average and on time.
o Coordinate with project managers, architects, engineers, and subcontractors to clarify project requirements.
o Conduct pre-construction meetings to align all stakeholders on project objectives and timelines.
2. Site Management:
o Oversee daily construction operations, ensuring compliance with safety regulations and building codes.
o Monitor site productivity and address any issues that may impact project timelines or quality.
o Ensure that the construction site is organized, clean, and safe for all personnel.
3. Quality Control:
o Conduct regular inspections of work performed, ensuring it meets quality standards and specifications.
o Collaborate with quality assurance teams to implement corrective actions when necessary.
o Maintain accurate records of inspections, materials used, and project progress.
4. Budget Management:
o Monitor project expenditures and ensure that the project remains within budget.
o Review and approve subcontractor invoices and change orders.
o Assist in preparing estimates for future projects and budgets.
5. Team Leadership:
o Supervise, train, and mentor construction personnel, fostering a collaborative team environment.
o Conduct performance evaluations for site staff and provide feedback for improvement.
o Resolve conflicts between team members and subcontractors effectively.
o Willing to work as needed on the jobsite to keep it on schedule.
6. Communication:
o Serve as the primary point of contact for clients, providing regular updates on project status and addressing any concerns.
o Prepare and distribute daily reports summarizing site activities, challenges, and accomplishments.
o Facilitate communication between all project stakeholders to ensure alignment and clarity.
Qualifications:
Education: Bachelor’s degree in Construction Management, Civil Engineering or a related field is preferred.
Experience: Minimum of 5 years of experience in construction management preferred, with a focus on residential and commercial projects.
Certifications: OSHA certification, Project Management Professional (PMP), or equivalent certifications are a plus.
Skills:
o Strong knowledge of construction processes, materials, and safety regulations.
o Excellent leadership, communication, and interpersonal skills.
o Proficient in construction management software and Microsoft Office Suite.
o Ability to read and interpret blueprints, specifications, and contracts.
Working Conditions:
The role involves both office and fieldwork, requiring the ability to navigate construction sites.
Candidates must be prepared for varying weather conditions and physically demanding tasks.
