Job Description

Job SummaryThe Custodian at HSPPR is responsible for the cleaning and sanitizing of offices, meeting rooms, restrooms, public areas, and non-animal areas of HSPPR Colorado Springs campus facilities. Is detail-oriented, flexible, and willing to take on non-routine cleaning and special projects as needed. Keeps open communication with Facilities Manager.

Key Duties and Responsibilities

  • Perform routine cleaning tasks based on a schedule created by the facility management team.
  • Use and maintain assigned power equipment and hand tools; buffers, scrubbers, extractors, high-pressure washers, high-speed buffers, vacuums, brooms, mops, and squeegees for the cleaning and general maintenance of floors, walls, glass, carpets, etc.
  • Use cleaning supplies and chemicals following health and safety regulations to keep the buildings' interior clean and professional in appearance.
  • Perform general cleanup of all building areas as required using established practices and procedures and manages routine upkeep of building areas.
  • Maintains breakroom and restroom areas.
  • Remove garbage and recycling daily or as directed.
  • Ensure rooms and spaces are stocked and maintained.
  • Clean carpeted areas according to schedule and spot clean carpets as necessary.
  • Maintains, orders, and stocks supply closets, supplies, and equipment.
  • Assist with the setup of facilities for meetings, classrooms, conferences, and events.
  • Attend meetings and classes as required.
  • Lock and unlock assigned buildings; secure buildings when facilities are not in use, checking for unlocked doors and lights not correctly turned off.
  • Adhere to HSPPR's safety policies to create a safe work environment.
  • Seeks out, plans for, and obtains relevant professional development following HSPPR minimum expectations.

  • Perform all other duties as assigned.

For Custodian Team Lead Differential:

  • Trains new custodial team members and ensures continued training for tenured custodial staff when needed.
  • Ensures smooth and thorough operation of custodial duties.
  • Reports custodial, facilities, and team concerns to the Facilities Manager.
  • Responsible for custodial supply inventory management.

Physical Demands

  • Regularly sits at a computer station, often in a shared office environment.
  • The employee must regularly lift and move 25 or more pounds of moving weight and occasionally lift and move up to 40 or more pounds of moving weight.
  • May be occasionally required to climb or balance, stoop, kneel, crouch, and crawl.
  • Regularly required to sit, reach with hands and arms, talk, hear, and frequently stand and walk.
  • May be expected to be on feet for extended periods.
  • Consistently exposed to animals in the workplace and animal allergens under conditions with limited alternatives available.
  • Must be able to use both hands and arms to grip, pull, and push utilizing equipment and safety equipment used to repair, maintain, and clean facilities.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, and depth perception.
  • Regularly exposed to noise and potential exposure to hazardous weather conditions.
  • Potential exposure to cleaning supplies and other substances containing toxic or caustic chemicals.

Schedule Requirements

  • Schedule will include weekends, evenings, some early mornings, and may include holidays.
  • Regular schedule will consist of five 8-hour shifts from 3:00am until 11:30am
  • Fully on-site position

Education/Experience Necessary

  • Ability to effectively read, write, interpret, communicate, perform basic problem solving, and perform basic math as commonly expected from completion of a High School Diploma or Equivalent Education.
  • Two or more years janitorial experience (three or more years for Lead position).
  • Ability to work well under minimal supervision.
  • Capacity to take direction as well as demonstrate initiative.
  • Strong attention to detail.
  • Strong verbal communication skills.
