Job Overview
Mariani Landscape is seeking top talent to join our team as a Design Build Project Manager. This associate shall be responsible for the successful execution of assigned design-build projects after a Client awards a job to Mariani Landscape. This associate shall have a thorough understanding of the project scope of work, project budget, subcontractor commitments, and schedule timeframes allocated to complete the scope of work.
This associate is responsible for managing the project from pre-construction through closeout, ensuring the project is completed on time, within budget, and in accordance with quality standards. This associate interacts regularly with the design team, construction staff, subcontractors, administrative support, accounting, and other departments throughout the company.
Responsibilities and Duties
Follow company policies, procedures, and work standards.
Process and document permit requirements for assigned projects.
Perform thorough scope review upon project award and evaluate subcontractor bids with the design team. Produce detailed bid comparisons.
Review bid comparisons with PM Coordinator prior to subcontractor award.
Review and complete project estimate for Design Director’s presentation to the Client.
Prepare and maintain a project schedule with assistance from the Construction Manager and Design Director. Update schedule as needed throughout the project lifecycle.
Review and approve subcontractor agreements and maintain a current Project Directory.
Conduct a Project Kick-off Meeting with the project team to establish project specific goals for quality, safety, communication, and timely completion.
Process required project submittals in a timely manner. Submit shop drawings and samples to the Project Architect for approval and distribute approved documentation to subcontractors.
Oversee project installation details to ensure work aligns with design intent and exceeds Client expectations.
Evaluate subcontractor requests for clarification on construction details, means, and methods. Request resolution from the Project Architect when necessary. Process and document Requests for Information (RFIs) and distribute Architect responses.
Initiate layout and verify grades with subcontractors. Obtain Design Director approval on layout.
Schedule and lead coordination meetings with subcontractors and design team. Document meeting minutes and distribute updates to the project team.
Schedule and lead Owner/Architect/Contractor (OAC) meetings to review project schedule, billing status, changes to scope, and construction quality.
Assist in managing communication between administrative departments, including Administrative Support and Accounting.Participate in weekly departmental and training meetings.
Work with administrative support team to ensure accurate and timely processing of documentation and billing.
Prepare Proposed Change Order Requests to the Client or Client’s Representative as required.
Process subcontractor change order documentation once approved by Client. Maintain an accurate change order log for proposed and approved changes.
Review and approve subcontractor pay requests. Work with billing specialist to produce accurate monthly pay requests to the Client. Provide periodic feedback to Design Director regarding financial status of the project.
Monitor job costs and evaluate project performance to ensure alignment with budget and profitability goals.
Maintain relationship with assigned Clients throughout installation, involving Design Director as appropriate.
Communicate requested design changes and project concerns to the Design Director in a timely manner.
Communicate with Production Coordinators regarding subcontractor issues that may affect scheduled planting or field operations.
Create and distribute a Punch List for nonconforming or incomplete items. Monitor completion of corrective work.
Coordinate project inspections with local authorities and ensure required documentation is completed.
Issue project closeout notifications and process closeout requirements including as-built drawings, Warranty Letters, O&M Manuals, and signed Punch List documentation.
Coordinate substantial completion certification with Design Director.
Work independently and within a team on special and nonrecurring as well as ongoing projects.
Consistently evaluate work performance and determine if further steps are required to meet internal and external client expectations.
Ensure accuracy of all paperwork including time-off requests and required documentation.
Arrive prepared for each workday and manage time effectively.
Non-essential Duties and Responsibilities
Participate in and contribute to Mariani initiatives.
Assist in the orientation/training of new Team Members.
Assist other team members in the performance of their assignments.
Recommend process improvements and areas to improve our service offerings to clients.
Participate in other department and business functions as needed (i.e. the snow removal process in emergencies, holiday retail, administrative support, etc.).
Other duties as assigned.
Job Requirements
A Bachelor’s Degree in Landscape Architecture, Horticulture, or other relevant field required.
At least 2 years professional experience required, preferably in a project management or landscape architecture role.
Demonstrate knowledge of landscape terminology, plant materials, applicable construction materials, and installation techniques.
Ability to work in a team environment, including taking direction and constructive feedback from team members, as well as providing feedback to other team members.
Demonstrate strong communication skills, both verbal and written, with external clients and Mariani associates on a consistent basis.
Demonstrate a strong attention to detail.
Ability to deliver quality results under tight deadlines.
Demonstrate working knowledge of general computer functions and Microsoft Office programs.
Demonstrate accountability for work being performed and completed on schedule.
Previous experience as a Landscape Designer or Project Architect preferred.
Demonstrate flexibility to perform duties wherever volume deems it necessary.
Minimize non-productive time and fill slow periods with activities that will enable you to prepare to meet the future needs of internal and external clients.
Ability to navigate and use, with success and accuracy, the company production software Aspire.
