Position Overview:

The Director of Real Estateis responsibleforoverseeing assigned territory to ensurephysical store growth and existing portfolio management through renewals and relocations. This rolepartners internally with Legal, Store Planning and Market Research to ensure cost savings, efficiencies and demographic requirements are met with attention to detail and speed of executionThis position requires extensive travel for siteselection, Field Supervisory interactions, and to attend shopping center conventions.

KeyResponsibilities:

Essential Duties and Functions:

  • Ensures profitable management of existing Real Estateportfolioby effectively negotiating existing store renewals thatcomply withagreed upon profitability requirements.

  • Ensures new store growth through site selection, market research, deal negotiations, and follow-upMakes strong recommendations for new store locations, develops a relationship with the Field Supervisory Team to streamline site approval, and negotiates a deal with favorable economics, adequate protections, and necessary branding elements.

  • Develop long term strategic plan for growthandrelocationswithin assigned territory.

  • Ensures mutual agreement with the field on all potential locations.

  • Streamlines efforts with Store Planning tocreatecost savings and efficiencies.

Education/Skills and ExperienceRequirements:

Education:

  • Degree in Business or Finance is preferred

Experience: 

  •  7 to 10years of recent experience in site selection and deal negotiation.  Retail real estate experience a plus.

Skills:

  • Requires in depth knowledge of commercial andretailreal estate leases.  Detail oriented with strong organization and communication skills.  Highly skilled in negotiation tactics.

  • Strong analytical, communication, networking and relationship building skills

  • Ability to make decisions and recommendations on a daily basis

Pay Range:

Annual Salary: $120,000.00 - $150,000.00

This position is eligible for an annual incentive compensation based on company performance.
