D.R. Horton, Inc. is currently looking for a Director of Forward Planning/Land Development. The right candidate will determine the feasibility and resolve all title, environmental and entitlement issues. Direct engineers in completion of all maps, improvement plans, permits and approvals. Oversee the installation of all infrastructure required to build homes

Compensation Range: Between $120,000 - $170,000, based on experience. This position is bonus eligible.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Consult with land acquisition managers to determine the feasibility of obtaining the entitlements, permits and approvals and installing the infrastructure to develop new homes
  • Provide periodic schedules and budgets related to obtaining the entitlements, permits and approvals and developing the land for new acquisition opportunities
  • Resolve all title and environmental issues which would preclude the division from purchasing property for the purpose of building and selling new homes
  • Oversee and coordinate a team of employees, professional consultants, and city or county representatives to obtain all the necessary entitlements, permits, approvals, and plans to install infrastructure
  • Ensure the land development plans are designed in the most efficient and cost-effective way which will achieve the government, utility and community requirements and division objectives
  • Define the scopes of work for each land development project
  • Solicit and evaluate bids and award the contracts consistent with the scopes of work for each land development project
  • Ensure each land development project stays on schedule and within budget
  • Hire, motivate and direct a team of employees to achieve objectives
  • Communicate clearly, accurately, and timely regarding the status of schedules, budgets and potential issues related to the entitlement, forward planning, and land development of each project
  • Provide input on selection of subdivision details for amenities and all common areas
  • Provide support in preparation of internal documents/reports for approval of acquisitions
  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
  • Ability to travel overnight

Education and/or Experience

  • Bachelor's degree from a four-year college or university
  • 10-15 years of applicable experience to include at least 5 years of supervisory experience as well as experience in the residential real estate industry
  • Knowledge in budgeting and project management
  • Excellent public speaking and presentation skills
  • Ability to communicate and work with all levels of management and personnel
  • Possess exceptional written and verbal communication skills
  • Ability to multitask, prioritize, and manage time efficiently to balance competing deadlines
  • Proficiency with MS Office and email

Preferred Qualifications

  • Registered Engineer or Planner preferred
  • Degree in Civil Engineering or related field a plus
  • Professional Engineer certification a plus
  • Residential development (field) experience of at least 5 years preferred
