Job Description

Build the Machine. Lead the People. Create the Standard.

Vilgar Property Management is growing — and growth without structure creates noise.

We are looking for a high-level operator to step in as the Integrator of our Property

Management division. This is not a maintenance coordinator role. Not a task manager.

Not a “babysit the team” position.

This is a leadership role for someone who can build structure, enforce accountability,

and create operational clarity in a fast-moving environment.

If you are energized by building systems, driving accountability, and shaping high-

performance teams — keep reading.

About Vilgar Property Management

We are a full-service property management company serving Lake, Porter, and LaPorte

counties in Northwest Indiana. We are known for grit, responsiveness, and results.

We are not corporate.

We are not slow.

We are building something real.

Now we need the operational backbone to support our next level of growth.

Requirements

What You Will Own

You will oversee the day-to-day execution of our Property Management division.

You will:

• Lead and manage the Property Manager, Maintenance Coordinator, maintenance

techs, Leasing, and Virtual Assistants

• Build and enforce KPIs across departments

• Create structure, accountability, and workflow clarity

• Hire, train, re-train and terminate team members when necessary

• Issue performance plans and enforce company standards

• Run weekly operations meetings

• Oversee maintenance flow and vendor coordination

• Monitor work order timelines and completion quality

• Review financial reports and support budgeting for key clients over time

• Identify inefficiencies and implement improved systems

• Serve as the bridge between staff and ownership

• Maintain limited engagement and oversight across affiliated service divisions

(including maintenance, lawn care, and related operational arms) to ensure alignment

and smooth integration with the Property Management division

The Culture Builder

We are committed to building a high-performance culture grounded in accountability,

ownership, and measurable results.

You will help create:

• Clear role accountability

• Measurable performance standards

• Structured communication rhythms

• Ownership mentality within the team

• A results-driven environment

This role requires someone comfortable stepping into ambiguity and building order.

You’re a Strong Fit If You:

• Have 5+ years leading teams in operations, property management, or similar high-

volume environments

• Have experience overseeing maintenance and vendor coordination

• Know how to hold people accountable without micromanaging

• Are comfortable making hiring and termination decisions

• Think in systems, not just tasks

• Can analyze reports and understand operational financial impact

• Stay calm under pressure and solve problems decisively

• Are comfortable being the decision-maker in the room

• Experienced with EOS® (Entrepreneurial Operating System) and able to lead

implementation of EOS tools, accountability charts, and meeting rhythms across the

organization

Bilingual (English/Spanish) is a strong advantage but not required.

Benefits

$95,000–$105,000 base salary (DOE) + Target Bonus = Total Compensation of $115,000-$125,000

W-2 position

Requirements

• Reliable transportation for site visits in Northwest Indiana

• Ability to pass background check and drug screening

• Ability to occasionally lift up to 50 lbs

This Role Is Not For You If:

• You avoid hard conversations

• You need heavy supervision

• You are uncomfortable enforcing standards

• You prefer maintaining systems rather than building them

Why This Role Matters

This is a leadership seat with meaningful influence over performance, culture, and

growth.

Your success in this role directly impacts:

• Scalability

• Team performance

• Owner satisfaction

• Long-term growth

This is a true leadership seat at the table.
