Looking for a Director of Property Management for a senior living community in Rockville, MD

Wage: $99,548 to $124,446 commensurate with experience.

Job Requirements:

Four-year degree in Facility Management, Engineering or Business, five (5) to seven (7) years HVAC/electrical/plumbing experience or trade school training required, or equivalent combination of education and experience. Incumbent should be able to apply practical knowledge and understanding to carry out instructions furnished in written and oral form, possess verbal and written communication ability, basic math skills, strong customer service skills, and always be available. Must have knowledge of mechanical drawing, construction practices, and electrical and plumbing systems. Must be proficient in the operation of computer applications, maintenance equipment such as basic tools, ladders, plumbing tools etc. All employees are expected to uphold our ARISE values- Accountability, Respect, Innovation, Stewardship, and Excellence-guiding our behavior, decisions, and service to others with purpose and integrity.

Job Summary:

Provides management and leadership to the Property Management department to include but not limited to: Maintenance, Grounds, Housekeeping, Laundry, Security and Capital Projects of the Retirement Community.

Key Responsibilities:

  • Provides direct supervision and leadership to the Property Management Department, maintenance, security, grounds operations including site utilities, trades, energy management system, corrective and preventative maintenance programs, related emergencies, and safety systems.
  • Maintains life safety inspection logs. Ensure all safety drills are completed and documented. Provide employees and managers of physical plant with technical assistance and recommendations when needed.
  • Creates departmental programs, cost estimates, specifications, surveys, reports, budget reviews, accounting, procurement, and contracted services.
  • Responsible for design review, preparing specifications, plans and providing field project management when needed.
  • Develop and maintain operating procedures and records for operations and performance of building systems.
  • Remove snow during the winter, salts sidewalks and entrances throughout the community.
  • Responsible for the safety and security of the community.
  • Manages departmental and building security technical systems and reports any complications to the community's Executive Director for further discussion.
  • Manages emergency call system in Assisted Living, Nursing Center, and Independent Living to include resident database, battery reports, and weekly backup. Orders necessary equipment when needed.

Capital Projects

  • Works with Ingleside designee on supervision of all work performed in the residential apartments and cottages. Assist with schedule of turnkey projects, logistical steps in moving new residents into the community and budget time required to meet deadlines.
  • Responsible for the development of project proposals, cost estimates and budgets, timelines, and schedules.
  • Follows-up on pre-construction activities, e.g., confirming delivery dates of safety equipment, staging areas, and preconstruction walk-throughs.
  • Function as liaison between residents and contractors involved in project implementation and assures that all contracted work is satisfactorily completed according to specifications.
  • Direct and leads the coordination of all: vendors, contractors, and staffing timelines necessary to complete the project.
  • Responsible for all Property Management, resident and staff and communications.

Supervisory Responsibility:

  • Solicit bids on needed parts and tools more than $1500.00. Obtains approval to purchase equipment over the set limit of $1500.00 from the community's Executive Director.
  • Develop annual budget with assistance from the Property Management department managers to be submitted to the community's Executive Director.
  • Responsible for monthly finical review of P&L statements and capital expense reports with property management Leadership, Senior Accountant, and the community's Executive Director.
  • Provides the community's Executive Director and Finance Department with all monthly inventory reports as requested.
  • Ensures initial and on-going training is provided to employees as needed; ensures cross-training is completed as appropriate.
  • Maintains and approves payroll and timesheets for all Property Management employees, forwards to Human Resources at end of each payroll.
  • Responsible for oversight of monthly schedule with assistance from Property Management leadership for maintenance works, security, and grounds department. Responsible for overtime approval.
  • Identifies unacceptable performance and behavior exhibited by employees and takes appropriate action; utilizes progressive discipline policy when appropriate and maintains documentation as required.
  • Screens, interviews and hire new Plant Operations workers on as needed basis.
