Job Description
We are seeking an experienced MEP Project Manager to oversee commercial building systems projects in the Raleigh, NC market. This role is ideal for a construction professional with a strong background working for mid-sized MEP contractors (50–200 employees) and proven experience managing HVAC and plumbing system installations from preconstruction through closeout.
The MEP Project Manager will be responsible for coordinating mechanical and plumbing scopes, managing subcontractors and field teams, maintaining project schedules and budgets, and ensuring high-quality system delivery across commercial projects.
Project types include healthcare, office, institutional, mixed-use, and other commercial facilities.
Key Responsibilities
- Manage mechanical (HVAC) and plumbing projects from preconstruction through final commissioning
- Oversee budgeting, cost control, forecasting, and financial reporting
- Develop and maintain detailed project schedules
- Coordinate with general contractors, owners, engineers, and design teams
- Lead subcontractor buyout, scope review, and contract administration
- Review construction drawings, specifications, shop drawings, RFIs, and submittals
- Ensure proper coordination of ductwork, piping, equipment installation, and building systems integration
- Support BIM/VDC coordination and clash detection processes
- Monitor field productivity, quality control, and safety compliance
- Manage change orders and ensure timely billing and collections
- Lead project closeout, punch lists, and commissioning activities
Requirements
- 5+ years of experience in MEP project management
- Strong background in commercial HVAC and plumbing systems installation
- Experience working for a mid-sized mechanical or MEP contractor
- Solid understanding of mechanical systems, piping, ductwork, controls, and building automation integration
- Ability to read and interpret mechanical and plumbing drawings and specifications
- Experience with project management software (Procore, Bluebeam, MS Project, Viewpoint, or similar)
- Strong budgeting, scheduling, and cost-control skills
- Excellent communication and coordination abilities
Preferred Qualifications
- Experience in healthcare, higher education, or large commercial projects
- Familiarity with BIM/VDC coordination tools
- Degree in Mechanical Engineering, Construction Management, or related field
- OSHA certification
