Job Summary

The HVAC Mechanic III performs preventive and corrective maintenance on Heating, Ventilation and Air Conditioning (HVAC) Systems and Equipment at the main hospital building as well as at satellite facilities. Installs, maintains, troubleshoots and repairs various types of heating, ventilation. air conditioning and refrigeration equipment. Participates in the hospital preventive maintenance (PM) program.

This position plays a critical role in supporting Augusta Health’s mission and advancing departmental goals through measurable performance indicators and service excellence. This position contributes to a collaborative, patient-centered environment and helps drive outcomes aligned with organizational priorities.

Essential Job Duties

  • Installs, maintains, troubleshoots and repairs various types of heating, ventilation. air conditioning and refrigeration equipment. Typical tasks include but are not limited to:
    • Cuts, bends, solders, and installs piping systems as required to complete HVAC equipment repairs.
    • Replaces single phase and 3-phase motors.
    • Replaces pumps and pump couplings.
    • Services and repairs supply and exhaust fans and replaces belts.
    • Maintains ice makers.
    • Maintains kitchen equipment including but not limited to: walk-in refrigerators, reach-in boxes and dishwashers.
    • Maintains pumps, motors, fans and water treatment for cooling towers.
  • Performs refrigerant system leak testing procedures, charging and evacuating A/C & R components in accordance with proper EPA rules and regulations for handling refrigerant.
  • Troubleshoots, repairs and programs variable frequency devices (VFDs) for HVAC system pumps and fan motors.
  • Rebuilds a wide variety of chilled water and hot water pumps, split case and centrifugal pumps, heat exchangers and chiller compressors.
  • Troubleshoots and repairs hydronic boilers, air handlers, heat pumps, package terminal air conditioner (PTAC) units and ventilation system fans.
  • Chemically tests and treats water for closed loop cooling and heating systems.
  • Calibrates temperature and humidification control instruments.
  • Measures ventilation system ducting air flow.
  • Performs routine preventive maintenance on HVAC systems including but not limited to: air handler and chiller coil cleaning, cooling tower cleaning, air filter replacements, motor and bearing lubrication and belt replacements.
  • Orders repair parts and supplies.
  • Maintains steam distribution system pressure regulators, steam traps and steam condensate pumps. Repairs steam leaks and cleans traps and strainers.
  • Maintains pertinent records to document work completed.
  • Assists other maintenance trades with troubleshooting and repairing various mechanical and electrical systems.
  • Monitors the building automation system from the Plant Operations Control Room computer consoles as well as from a laptop computer set up in the field.
  • Operates and maintains water cooled chillers.
  • Operates and maintains cooling towers.
  • Performs troubleshooting and repair of building chilled water and steam distribution systems including low pressure steam distribution, heat exchangers, air handlers, and pneumatic and digital controls
  • Coordinates the documentation of refrigerant usage by Plant Operations Department HVAC Mechanics as well as refrigerant used by (added to or removed from) HVAC Equipment by support contractors.
  • Trains new HVAC Mechanics assigned to the maintenance team.
  • Performs seasonal inspections of equipment in preparation for the summer cooling season and the winter heating season.
  • Monitors and adjusts Building Automation System set points.
  • Assists the Maintenance Supervisor in planning HVAC System and Steam System outage work to perform system repairs. This work shall include but not be limited to: Ordering repair parts and scheduling contractors to perform repair and modification work.
  • Promotes continual improvement of workplace safety and environmental practices.
  • As part of the maintenance team, provides after hours call-in support on a rotating schedule basis and comes to work after hours to perform break-down repairs when needed to perform emergency equipment repairs.
  • May be required to use hospital vehicles for various reasons (going to supply houses, travel between buildings on the Augusta Health Campus and throughout the county etc.).
  • During the winter months, assists with shoveling snow on sidewalks.
  • Performs other duties as assigned.

Required Qualifications

  • Education: High School Diploma or equivalent
  • Licensure/Certification:
    • Must hold an EPA Certification (Universal Level) for refrigerant handling.
    • Must hold a current HVAC Mechanic License as issued by the Virginia Department of Professional and Occupational Regulation (DPOR) at the Master Level.
  • Experience:
    • Minimum of five (5) years Hospital campus or commercial/industrial HVAC work experience.
    • Minimum of two (2) years Healthcare experience with demonstrated advanced troubleshooting and repair experiences with Building HVAC System Automated Controls, Water Cooled Chillers and Cooling Towers.
    • Demonstrated HVAC System Mechanical and Electrical component expertise.
    • Expertise with diagnostics and repair of Central Chiller Plant Equipment and Building Automation System.
  • Driver's License: Yes
    • To drive an Augusta Health Vehicle, must also be 21 years old and Motor Vehicle Record (MVR) must be approved by Risk Management.
  • Eligibility to work in the United States and meet Virginia state employment requirements

Preferred Qualifications

  • Education:
    • Formal HVAC System Training in air conditioning and refrigeration systems from a Vocational School or Military Technical School.
    • Water Cooled Chiller Training from equipment manufacturers such as Trane, Daiken, McQuay or Carrier.
  • Licensure/Certification: None
  • Experience: Acute Healthcare experience as an HVAC Mechanic 
  • Prior experience in a hospital, healthcare system, or related service-oriented environment
  • Familiarity with Augusta Health’s systems, workflows, or organizational culture is a plus

Competencies, Knowledge, Skills and Abilities

  • Must be able to read blueprints and other technical documentation.
  • Ability to perform Advanced troubleshooting & repairs on a wide variety of Facility Infrastructure Systems including HVAC Systems and air compressors and air dryers.
  • Must be able to troubleshoot electrical circuits pertaining to HVAC & R equipment.
  • Basic computer keyboard skills necessary for sending and receiving e-mails and entering work status updates for assigned work orders.
  • Must have a working knowledge of computerized building automation systems (Siemens or equal) and be able to recognize HVAC System abnormalities due to mechanical or electrical malfunctions.
  • Demonstrated expertise with diagnostics and repair of the central chiller plant and building automation system.
  • Teamwork and Collaboration
    • Works independently and as a member of a work team. This job is part of a formal work team within the Plant Services Facility Maintenance Department.
    • The HVAC III is a team member, but is not responsible or accountable for the team’s activities.
  • Maintains a safe and clean working environment by complying with procedures, rules and regulations. Cleans work area and shop areas. Tools, equipment, chemicals and supplies are not to be left unattended in patient care areas or other areas where they may injure patients, visitors or employees.
  • Work is done in a timely and orderly manner with few complaints or call backs. Patient concerns (patient hospital experience) must be a top priority.
  • Problem Solving / Thinking Skills: Must demonstrate good troubleshooting skills.
