Job Description

The Service Mechanical Team Project Manager Lead under general supervision is responsible for the overall execution and performance of mechanical retrofit projects. Responsible for following consistent and repeatable project management standardizedprocedures andprocesses andachievingfinancialresultsonassignedprojects.

Provides projectcoordinationforday-to-day activities ofMechanics andsub-contractors. SecuresnewworkandChangeOrdersfromtheexistingcustomerbase.Providesmechanical projectestimatingandestimatingreviews.ActsasatechnicalresourceforSales.Responsible foroverallprojectsafetyprogramcompliance.TheexpectationisforthePTLtodevote50%of their time to development and 50% to project execution.

How will you do it

Plans,executesandmanagesassignedmechanicalprojects.Overseesthemechanical retrofit process to ensure that it is performed in accordance with Johnson Controls standard practices. Facilitates escalation of product related problems.

Securesnewworkandchangeordersfromtheexistingcustomerbase.Estimates mechanical work and presents proposals to the customer.

Acts as a technical resource for Sales. Assists sales in project development efforts and performs pre-bid reviews.

Recruits,hiresandsupervisesresourcestostafftheprojectteam.Interfaceswiththe Truck Based team(s) to control manpower to proper staffing levels.

Reviews and interprets contract Terms and Conditions.

Coordinates with support teams on drawing layouts / detailing for proper job installation.

Analyzes financialreportingsystems andprojectschedules toproactively address potentialproblemsandmanagerisk.Investigatessolutionsandestablishesproject recovery plans. Participates in monthly backlog review.

Providesongoingcostandestimateanalysisreporting.Managesallocationofcoststo financial reporting systems.

Uses Johnson Controls standard tracking and reporting tools to effectively communicate project progress and financial status to management.

Proactively investigates opportunitiesfor improvements intheprojectscopethat willresult in value added change orders. Performs associated cost estimates, prepares proposals and secures customer acceptance.

Responsible for asset management including collections, cost control, progress billings and payables.

Oversees assigned projects for compliance with specifications, local codes and installation techniques.

Consistently negotiate buy out of materials, equipment and subcontracts and resolve disputes.

Manages material procurement, warehousing and logistics processes.

Provides high-quality written communications. Ensures project document controls comply with contract requirements and Johnson Controls standards.

Develops and maintains viable long-term relationships with customers and subcontractors. Leads job progress meetings as required. Ensures subcontractors understand expectations of the project. Owns and manages project execution plan including updating the project schedule.

Ensures close out transition to appropriate Johnson Controls Truck-based team is achieved.

Coordinates performance of owner training requirements.

Adheres to safety standards. Ensures that Johnson Controls team members, and subcontractors adhere to safety standards.

Minimal Requirements:

Sixormoreyearsofcomprehensive,technicalandoperationalknowledgeoftheservice business,particularlyrelatedtosmallerfasttrackretrofit,remodelandtenantimprovementtypes of projects.

Leads assigned Mechanics on a portfolio of projects typically up to $2M in revenue.

Two to four years of engineering or trade school training such as an engineering degree or equivalent is preferred.

Installation and Service experience related to HVAC Mechanical systems andequipmentisdesired.Demonstratedverbalandwrittencommunicationskills.

Musthavethe ability to communicate technical information to a non-technical audience. Proficient in Project Managementsoftwareandfinancialaccountingsystems.

StrongPersonalComputer capabilities in MS Office (excel, word, power point), Adobe Writer, Visio and basic Windows environment.

Ability to secure the H1, H2, and H3 licenses within the first year.

Travelisandwillvaryonprojectassignment.Projectsmayexistoutsideofassigned geography.

Preferred

Eight or more years of comprehensive, technical and operational knowledge of the service business, particularly related to smaller fast track retrofit, remodel and tenant improvementtypesofprojects.LeadsassignedMechanicsonaportfolioofprojectstypically$3- 4Minrevenue.

Twotofouryearsofengineeringortradeschooltrainingsuchasanengineering degreeorequivalentispreferred.InstallationandServiceexperiencerelatedtocomplexHVAC Mechanical systems and equipment is desired.

Demonstrated verbal and written communication skills.

Must have the ability to communicate technical information to a non-technical audience.

Proficient in Project Management software and financial accounting systems.

Strong Personal Computer capabilities in MS Office (excel, word, power point), Adobe Writer, Visio and basic Windowsenvironment.

Ability to secure the H1, H2, H3 license within the first year.

Travelisandwillvaryonprojectassignment.Projectsmayexist outside of assigned geography.

HIRING SALARY RANGE: $89,400- $135,000 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, location and alignment with market data.)
