At Prospect Property Management & Maintenance, we maintain and improve residential properties across the Greater Lehigh Valley area.

We’re looking for a hands-on maintenance leader who is comfortable wearing multiple hats: leading a small crew, troubleshooting property issues, and jumping in to get the work done.

This is not a desk manager role.

This is ideal for someone who enjoys facilities/property maintenance, leading by example, problem solving, and keeping operations running smoothly.

What You'll Be Responsible For

You’ll oversee a small 2-person maintenance team while remaining heavily involved in day-to-day field operations.

Responsibilities include:

• Leading, training, and coordinating maintenance technicians and vendors• Managing work orders, turnovers, inspections, and preventive maintenance• Performing hands-on maintenance work across residential properties including:

— Plumbing repairs— Electrical troubleshooting & minor repairs— HVAC maintenance/troubleshooting— Drywall, painting, carpentry, doors/windows— General property upkeep & repairs

• Conducting move-out / turnover inspections and ensuring units are rent-ready• Managing materials, supplies, tools, and maintenance documentation• Updating work orders and maintenance activity in AppFolio (or similar systems)• Communicating professionally with residents, vendors, and internal team members

Requirements

What We’re Looking For

You’re likely a fit if you have:

✔ Strong hands-on maintenance experience (property, facilities, residential, commercial, or multifamily)

✔ Experience across multiple trades: plumbing, electrical, HVAC, carpentry, drywall, painting, general repairs

✔ Experience leading or coordinating technicians, vendors, or small crews

✔ Ability to prioritize work independently and stay organized

✔ Comfortable balancing leadership responsibilities with rolling up your sleeves when needed

✔ Valid driver’s license, reliable transportation, and personal tools

AppFolio / CMMS experience is a plus but not required.

Requirements

• Valid driver’s license and reliable personal vehicle
• Ability to travel locally between properties in the Allentown area
• Personal tools required to perform maintenance tasks
• Ability to work independently while coordinating with management
• Willingness to work occasional evenings or weekends if urgent issues arise

Benefits

Compensation & Schedule

$30–35/hr (W2)

Performance Bonus: Up to 10% annually

Schedule: Monday–Friday 8:00 AM – 4:30 PM
