Selene is seeking a Loss Analysis Business Analyst to support the continued growth and development of its Loss Analysis department. This role is responsible for identifying, itemizing, and reporting mortgage servicing losses. The analyst would complete account reconciliations, conduct loan-level analysis & research to determine root causes of controllable losses, and partner with upstream business units help support corrective actions that reduce future reoccurrence.

The successful candidate will investigate the root cause of controllable loss drivers, including identifying any potential underlying operational, procedural, interdepartmental, or vendor-related process failures or gaps. They will then regularly communicate their findings to management, which will help drive continued process improvements across the organization.

The ideal candidate will possess a combination of mortgage servicing expertise, analytical problem-solving skills, strong information synthesis, the ability to communicate complex issues, and a natural curiosity to dig beyond individual loan-level findings to identify broader trends, potential systemic issues, and to quantify risk exposure.

Essential Duties and Responsibilities – includes the following, but other duties may be assigned as needed:

  • Perform full account reconciliations on loans that have completed the default lifecycle, balancing from the date of default to current day. This includes itemizing the remaining balances to separate non-controllable losses from controllable losses.
  • Reviewing the controllable losses to determine the root cause & financial impact of potential servicing actions, delays, omissions, errors, or process failures.
  • Analyze different servicing pay histories, agency claim reimbursement activity, property preservation & inspection work, loss mitigation efforts, foreclosure activity, and other related records. Compile data and documentation from various sources into a loan file for improved record retention and audit-readiness.  
  • Research investor, insurer, agency, regulatory, and internal servicing requirements to support findings. Validate expenses, claim activity, and servicing actions against applicable requirements and allowable guidelines.
  • Manage an assigned inventory pipeline while meeting established SLAs, productivity goals, and KPIs.
  • Provide assistance & lend expertise for special projects as needed
  • Track and document state and federal regulatory changes impacting default processes.

Root Cause Analysis

  • Conduct detailed root cause analysis research to determine primary and secondary loss drivers for controllable losses.
  • Investigate potential process errors or gaps by reviewing upstream department procedures, communications, & vendor contracts. Partner with different lines of business to understand historical pain points and process changes that may have contributed to the root cause.
  • Differentiate isolated processing issues from broader systemic concerns.
  • Prepare clear, concise, and supportable analytical write-ups documenting findings and conclusions. Leverage agency & regulatory guideline citations to support loss assignments across the organization.
  • Identify potential opportunities for recovery as applicable.
  • Escalate material findings and systemic risks to management when appropriate.

Process Improvement and Business Partnership

  • Compare servicing activities against investor, agency, regulatory, client, and internal requirements.
  • Identify process gaps, control weaknesses, outdated procedures, or operational inefficiencies.
  • Partner with business units to communicate findings and develop corrective actions.
  • Support initiatives designed to improve servicing processes and reduce future losses.
  • Assist in developing, updating, and maintaining procedures, reference materials, job aids, and process documentation.
  • Contribute to the ongoing development of the Loss Analysis department.

Agency Servicing Guideline Experience

  • Experience with FHA servicing guidelines is required, subject matter expertise (SME) is a plus.
  • Experience with other agency guidelines such as the VA, USDA, Fannie Mae, & Freddie Mac is a plus.
  • Experience with agency default claims processes, requirements, timelines and related servicing transactions is required.
  • Evaluate claim denials, curtailments, unsupported expenses, missed deadlines, and other servicing defects.
  • Review agency, regulatory, and/or investor billings, compensatory fees, and audit findings as needed.

Audit Support and Inventory Reporting

  • The Loss Analysis Business Analyst will act as an internal support for investor, agency, client, and regulatory audits. This includes researching findings, gathering supporting documentation, and assisting with audit rebuttals and responses.
  • Assist with review, validation, and testing of updated reporting outputs, inventory reporting logic, and other enhanced controls as needed.

Vendor and Recovery Support

  • Review vendor failure related losses and determine third-party responsibility when applicable.
  • Support vendor billback and recovery efforts by documenting findings and gathering supporting evidence.
  • Coordinate with internal partners, vendors, and offshore resources as needed.
  • Assist in building and formalizing recovery and remediation processes.

Required Qualifications

Experience

  • At least three (3) or more years of experience in mortgage servicing loss analysis, default claims, loan reconciliation, servicing audit, or a related analytical function.
  • Direct FHA servicing, claims, audit, or loss analysis experience required.
  • Experience performing loan reconciliations and researching servicing activity to determine & document root cause of controllable losses.
  • Experience managing an individual inventory or pipeline while meeting service-level agreements, productivity expectations, and quality standards.
  • Hands-on experience using MSP, MSP Director, or related ICE Mortgage Technology servicing platforms.

Knowledge, Skills, and Abilities

  • Strong understanding of mortgage servicing, default servicing, and claims processes.
  • Ability to interpret investor, insurer, agency, regulatory, and internal servicing requirements.
  • Familiarity with agency platforms such as (but not limited to) CMAX, FHA Catalyst, P260, EVARs, Valeri, Prop360, & PAID
  • Strong analytical and investigative skills with the ability to solve complex issues. Apply logical thinking to a wide range of intellectual and practical problems.
  • Ability to take the initiative and anticipate potential questions or points of rebuttal.
  • Strong verbal & written communication and stakeholder management skills. Ability to communicate complex issues and ideas to a range of different audiences accordingly.
  • Ability to work independently & within a team environment. Ability to navigate sensitive issues interdepartmentally.
  • Ability to prioritize multiple responsibilities in a fast-paced environment.
  • Proficiency with Microsoft Excel, including analysis and reporting functions. Emphasis on excel formulas such as Xlookup, Vlookup, IndexMatch, and Pivot Tables.

Preferred Qualifications

  • FHA Subject Matter Expertise (SME).
  • Experience with VA, USDA, GSE, or Mortgage Insurance claims a plus
  • Direct mortgage servicing loss analysis experience.
  • Experience with Proven Claims Platform
  • Experience supporting HUD, OCC, Freddie Mac, Fannie Mae, or other agency/investor audits.
  • Experience with agency billings, compensatory fees, or financial remediation efforts.
  • Demonstrated ability to identify process failures, control gaps, and systemic operational issues.
  • Experience creating or maintaining policies, procedures, process maps, job aids, or reference materials.
  • Ability to read and interpret SQL logic.
  • Experience testing reporting logic and analytical reporting outputs.
  • Experience working with offshore teams, vendors, or third-party service providers.
  • Experience supporting vendor billback, recovery, or reimbursement efforts.
