- Reports to Facility Manager, and or Chief Building Engineer.
- Maintains relationships with other staff members, working closest with other maintenance workers.
- Maintains professional relationships, as appropriate, with all building tenants.
- Maintains relationships with any contract vendors working at property.
- Paints.
- Repair/replace ceiling tiles.
- Services plumbing, electrical fixtures, replaces bulbs and ballasts, and associated electrical and plumbing components i.e. switches, receptacles, faucets, valves, clear drains, etc..
- Services all HVAC system equipment: Boilers, VAV’s, AHU’s, Chillers, Cooling Towers, Pumps, etc.
- Repairs or replaces old and faulty parts.
- Repairs locks, and makes keys.
- Makes regular inspections of building, plumbing, electrical fixtures, appliances, and major equipment.
- Checks for appearance and cleanliness, and reports unusual conditions.
- Is on call for emergency duty when assigned.
- Is familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants.
- Knows emergency telephone numbers (e.g., police, fire department, Chief Facility Engineer, Facility Manager).
- Follows all company emergency procedures.
- Must be able to work flexible hours and respond to building related emergencies when the need arises. Company cell phone will be provided to successful applicant.
- Will be able to respond early or stay late for snow management at the site.
- Must have a valid NY driver’s license and reliable transportation.
- High school diploma or general equivalency diploma (GED).
