Maintenance Technician, Protech

POSITION PURPOSE:

ProTech Maintenance Technicians perform a wide variety of maintenance assignments to support all divisions of CSM, including commercial, residential, and lodging properties. This position also includes maintenance servicing to commercial tenant improvements, residential and lodging renovation projects, repairs, and CSM property upgrade projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Property Maintenance: Provides roving maintenance services. Execute and document the preventive maintenance program for commercial tenants, common areas, and equipment. Maintain property appearance, upkeep, and curb appeal to ensure competitiveness within the industry and attract future tenants by providing a welcoming environment to current tenants. Complete work orders and other maintenance needs on a timely basis.

Emergency Response: Responds to assigned emergencies or issues that arise during normal working hours and/or on call hours. This could include situations such as power outages, leaks, or building security breaches, including entry security or any doors, roof hatches, garage doors, or windows that may be compromised. This response pertains to any CSM property; commercial residential or lodging.

Construction Services: Responsible for various construction services. Assists in steel stud erection, hanging drywall, demolishing previous construction, hanging doors, installing ceiling tile grid, and miscellaneous carpentry work as needed.

Cost Control: Ensures the proper use and safeguarding of all maintenance equipment, supplies, vehicles, trailers, and other ProTech-owned equipment. Complies with cost controls to reduce expenses and minimize waste. Maintain the service, appearance, and cleanliness of your ProTech company vehicle at all times.

Customer Service: Provides exceptional customer service skills when servicing internal and external customers. Ensure all commercial property meets or exceeds company standards for tenant satisfaction.

Safety/Risk Management: Conducts routine inspections of commercial property and grounds, to maintain standards per CSM, local, state, and federal regulations including the Minnesota A Workplace Accident and Injury Reduction (AWAIR) program. Follows safe and proper procedures when operating all equipment. Adheres to all CSM procedures for tenant incidents. Maintains knowledge and familiarity of property emergency procedures and execution measures. Ensures a clean and safe work environment at all times.

Self-Management: Prioritizes and organizes work orders and duties. Adheres to all CSM policies and department procedures. Attends all required team and company meetings.

REQUIRED SKILLS AND EXPERIENCE:

• High School diploma or GED is required.
• The following maintenance and professional designations are helpful and desired but not required: CRMT, CPO, HVAC, EPA, NATE, or the ability to obtain certification based on property requirements. 2+ years of general maintenance experience is preferred.
• Detail oriented with excellent communication (written and verbal) and customer service skills.
• Understand basic general construction methods and construction experience is preferred.
• Possess basic computer, iPad, and smartphone skills.

TRAVEL:

Occasional travel to out of state properties may be required.

Physical Requirements: Work is performed in a variety of indoor and outdoor settings and may be exposed to cold, wet, hot or humid conditions. While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel objects, tools or controls; reach with hands and arms; climb or balance; stoop, kneel, crouch or crawl; and talk or hear. Ability to lift, push and pull up to 25 pounds frequently and up to 75 pounds occasionally throughout shift.

Rate: $25.00 USD - $30.00 USD per hour
