Job Description
Walk through any apartment community and you can tell within thirty seconds whether someone cares about it. The grass is cut. The walkways are clear. The vacant unit smells like fresh paint instead of yesterday's tenant. None of that happens on its own. It happens because someone shows up every day and takes pride in getting it right.
That someone could be you.
The Role
As our Make Ready and Grounds Technician, you are the reason residents fall in love with their new home before they even unpack a box. You will turn vacant apartments into move in ready spaces, keep the grounds looking sharp, and handle the small fixes that keep a community running smooth.
Some days you are painting a wall or swapping out a light fixture. Other days you are mowing, trimming, and making sure the property looks as good as the day it opened. Every day, you are building something residents notice, even if they never know your name.
What You Will Do
- Prepare vacant units for new residents, including painting, cleaning, and minor repairs, so every apartment is truly move in ready
- Complete maintenance and grounds work orders quickly and thoroughly
- Keep lawns, landscaping, walkways, and common areas clean, mowed, and welcoming
- Handle basic plumbing, electrical, drywall, and appliance repairs
- Remove trash, pressure wash surfaces, and take care of general property upkeep
- Inspect units and grounds for safety issues and report anything that needs attention
- Pitch in on bigger projects alongside the maintenance team when the property needs an extra set of hands
What It Takes
- A strong work ethic and a genuine sense of pride in a job done well
- Comfort with basic hand and power tools, or a real willingness to learn them fast
- The ability to lift fifty pounds, climb a ladder, and work outside in every kind of weather
- A valid driver's license and reliable transportation
- Experience in apartment maintenance, make ready, or grounds keeping is a plus, though attitude matters more than a resume
- A team player who can also get the job done alone, without someone standing over your shoulder
Schedule & Flexibility
This is a full time, Monday through Friday role with steady daytime hours. Every so often, something will come up that cannot wait, a broken pipe, a fallen tree limb, a lockout at midnight, and you will be part of a rotation that steps in when it does.
Most days are predictable. A few will test you. That is where a technician who takes ownership makes all the difference.
Compensation
This role pays $18.50 per hour, with the chance to grow your skills, your responsibility, and your paycheck the longer you are here.
Work Environment
You will spend your day moving across the property, indoors and out, in sun, wind, and everything in between. Expect to be on your feet, climbing ladders, and lifting more than the average desk job. Safety equipment is provided, and so is the satisfaction of watching a property look better because you were there.
