Position Overview:

The Manager of Real Estate supports the coordination, evaluation, and negotiation of real estate deals for new store locations. This role partners closely with senior real estate leadership to assess site opportunities, analyze market conditions, and assist with lease negotiations and site approvals. The position requires hands-on commercial real estate experience and strong analytical and relationship-management skills to support new store growth initiatives.

Primary Responsibilities:

  • Analyze real estate market data, demographics, competition, and site characteristics to support new store site evaluations.
  • Assist in identifying site locations that align with projected financial and operational requirements.
  • Support the preparation of site materials, including financial summaries and market analysis, for Executive review.
  • Present site information to internal stakeholders, including Real Estate leadership, Store Operations and Store Planning as needed.
  • Participate in lease negotiations, including per-square-foot pricing and key lease terms, under the guidance of senior leadership.
  • Manage local real estate broker teams to maintain standards for executing new store growth plans
  • Conduct field tours with brokers or other team members
  • Manage a pipeline of LOI's to achieve growth targets both immediate and future
  • Present site approval packages to monthly Real Estate Committee (REC) meetings consisting of Executive leadership of Ollie's
  • Frequent travel in any geographic area in which Ollie's operates to maintain a strong understanding of retail trade areas, traffic patterns, demographics and analyzing potential sites for future store opportunities.
  • Attend multiple regional and national ICSC and similar events
  • Up to 50% overnight travel required
  • Coordinate due diligence activities for new sites, including reviewing site details, lease documentation, and required approvals.
  • Support the lease execution and closing process in partnership with Legal, Finance, and other internal teams.
  • Build and maintain working relationships with landlords and brokers.
  • Monitor site selection to ensure alignment with approved budgets and financial targets.
  • Collaborate cross-functionally with Construction and other internal departments to support timely site development.
  • Complete any additional responsibilities and/or duties as assigned.

Qualifications:

  • Bachelor's degree in business administration, real estate, or a related field required.
  • 3-6 years of commercial real estate experience required.
  • Experience supporting site selection, lease negotiations, and market analysis.
  • Strong analytical, organizational, and communication skills.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Ability to work independently while collaborating effectively with internal partners.
  • Ability to adapt well to change in direction in a fast-paced work environment.

Physical Requirements:

  • Ability to remain in a normal seated position regularly.
  • Ability to see, hear, and speak regularly.
  • Ability to grip, reach, and pinch with arms and hands frequently.
  • Ability to bend and twist occasionally.
  • Ability to work in a constant state of alertness and safe manner.
  • Approximately 50% travel is required.
  • Must possess and maintain a valid driver's license.
